Lease Terms: No Smoking Inside Smoking is strictly prohibited inside the property. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, trash, and internet services. Lawn Maintenance: Tenant is responsible for keeping the lawn cut and maintaining the outdoor areas. Pet Policy: Pets are permitted with a $250 non-refundable pet deposit. Maximum of 3 pets allowed. Security Deposit A security deposit equal to one month's rent is required at signing. The deposit will be returned within 30 days of move-out, less any deductions for damages or unpaid rent. Lease Term The lease term is for 12 months, with an option to renew at the end of the lease period. A 60-day notice is required for non-renewal. Maintenance and Repairs: The tenant is responsible for routine maintenance such as changing light bulbs and air filters. The landlord is responsible for major repairs, but tenants must report any issues immediately. Subletting: Subletting is not permitted. Alterations to the Property: No alterations, including painting or installation of fixtures, are allowed without written permission from the landlord. Rent Payment: Rent is due on the 1st of each month. Payments can be made via bank transfer or check. A late fee of $50 will apply if rent is not received by the 5th of the month. Renters Insurance: The tenant is required to obtain renters insurance and provide proof of coverage before move-in.
