    The address for this rental is: 655 Ohio Avenue; Long Beach (10 unit complex). This little Cottage Style 1 Bedroom house will be popular, so we will get a lot of interest. Rental Assistant Status: Erika is Part-time, and lives in Downey, so will be attempting showings by open house until we receive application, and thereafter until rented by appointment specifically. Directions: This is south of 7th street, to the west of Redondo Avenue in a residential neighborhood. If wanting to apply, use our internet website: So you know this is our Site, we do have Properties in Arizona, California, Washington, Idaho, and Colorado. Additionally these ads will jointly show on a number of Real Estate Websites, but no not apply thru those individual sites, and only apply through the internet address provided above. We also do not accept anyone else's Credit Check. This Unit is: 655 Ohio Avenue; Long Beach. This is a Small Cottage Style house, kind of that historical look. 10 Unit property, step up porch. Downstairs unit, but with a step up porch. 1-Bedroom/1-Bath and this unit will rent with the 2-Car driveway on a separate contract. $1795 Monthly Combined $1200 Security Deposit (with OAC) Move-In $350 Special Off the 1st Months Rent (OAC). There is no other parking, and the street can get crowded. Flooring: Real Wood planks, newly refinished. Kitchen: This was remodeled a few years ago, and has the stone style countertops, and more modern wood cabinets. Appliances: Range, NO Dishwasher, and we are not providing a Refrigerator even if the existing has not been hauled away. The Exterior was recently painted. Window Coverings: Mini Blinds Freshly Painted inside is scheduled Freshly Cleaning is scheduled. Laundry: The Unit has a Washer and Dryer Provided, that the Ownership added. The Ownership pays Water and Sewer, Landscaping. Utilities: Tenant responsible for Utilities or a Service Gas, Electric and Trash bill comes with the Gas bill. The tenant would have to check on the availability of Cable or Internet Services and for Satellite Dishes we do have certain Rules and Restrictions. Special arrangements with the trash as each tenant takes them out, if they use them. No Manager on the Property. We legally have to take the Applications and Process in the order of receipt (paid Fee date for all in a Parties or Individual). If we are not getting back to you, we have people ahead of you, or are actively processing Applications. The application processing fee is $40 per adult. Each adult interested will have to complete an application. We will only take certified funds for the application processing fee, cashier's check or money order or cash (leasing person cannot make change for cash), no personal checks, the suggested online method is the most efficient (puts you in line the fastest), and will take Credit & Debit cards). Application Processing Fees are not refundable unless a prior applicant rents and no processing on your application has occurred. For each Bedroom in this rental unit, we will accept up to 2 people per bedroom, plus one for the overall rental. A 1-Bedroom Unit, maximum of 3 people, a 2-Bedroom, maximum of 5 people. For Studios, it depends on the physical size of the dwelling, as to whether we limit to 2 or 3 people. We are looking for Prospects willing and ready to Move-In. Upon an approved application, we will only hold a unit for a pending rental, for 15 Days prior to Commencement, if a full Holding Deposit equivalent to the Security Deposit is tendered. Occasionally based on the State of Preparation, the safety of allowing the public to view, while work is happening, with our Clients Permission, we may extend that, but our Company Policy is a 15 day hold. Property Type- Six Cottage style small house type units, and 4 row apartment units in the back. We were working on the Landscaping currently. Preparation Policy- We usually prepare any newly vacated unit by Freshly Painting or Touchup and the Units are Freshly Cleaned. The pictures posted are of the last time it was being ready. New pictures are pending. PETS/Other Categories of Animals- We will accept Indoor Only Pet Cats, or Indoor only kept Small Pet Dog (no dangerous pet breeds or mixes with dangerous pet breeds) accepted and will consider other types of small Pets legally sold within the State, $250 pet deposit required (limit one pet). Regarding Pets kept in Cages, Tanks/Aquariums (if less than 5 gallons in size, no deposit). We will require a photograph of the Pet, and animal has to be current on shots if applicable, etc. Companion and Service Animals are not considered to be Pets, we will need a valid Doctor's Note or Licensed Medical Practitioner's Certificate on such. We do require payment of Mandatory Renter's Insurance (added $15 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged the $15. The Property is Professionally Managed by American Capital Realty Group, Inc. (AMCAP) in Santa Ana, California . Please do not contact our Corporate Office, as rentals are not being handled by our Receptionist, but by Employee Managers assigned. There is no Manager On-Site, No Rental Office On-Site. Prices are subject to change, based on availability and/or possibly newly approved unit improvements.
