(We define adequate with the 3-to-1 "gross salary to monthly rent" formula and calculate it using): a) Most recent pay stub b) Tax return copies for self-employed applicants c) Copies of deposit slips, investment earnings documents, or Social Security earnings for retired applicants Keep in mind greater weight is given to applicants with fewer debts and higher income We check into finances, rental history, and credit to help insure we find tenants who: a) Have a positive history of paying their bills on time. (Three or more delinquencies on a background report fails the criteria) b) Take care of the property. (Reports of damage from previous landlords fails the application) c) Respect their neighbors.
