If Tenant(s) neglect(s) proper yard maintenance, the Landlord or Landlord's Agent reserves the right to secure services of a professional lawn maintenance company, which will be hired to maintain property at the Tenant's expense.
5. SMOKING: is hereby understood that Tenant(s) agree(s) to a non-smoking environment (inside the premises) at the property. Failure to abide may cause Tenant(s) to incur expenses such as, but not limited to, carpet replacement, window covering replacement, interior painting and/or wall-papering, and AC service (ductwork cleaning, etc.), which, if necessary, will be retained from security deposit.
6. BASIC MAINTENANCE: Tenant is responsible for basic household maintenance, such as:
Mowing the lawn regularly
Replacing lightbulbs and smoke-detector batteries
Cleaning the house regularly
Removing debris from drainage holes and access areas
Ensuring public areas such as walkways are unobstructed and safe
Fixing plugged-up drains, toilets, and garbage disposals (if normal remedies do not work in such cases, the
Tenant should then call the Landlord)
Eliminating ants, rodents, and other pests using common methods such as ant traps and rat poison
Removing lint from the dryer's lint trap periodically
Cleaning the in-sink garbage disposal
Cleaning the ovens, stove, and refrigerator periodically
Utilities/Service Providers:
The tenant is responsible for all utilities
1. Utilities (Electricity, Sewer, & Garbage) are supplied through CPS Energy.
2. Utilities (Water) is supplied by San Antonio Water System (SAWS).
3. The garbage pickup schedule can be located at the below site.
