If a prospective resident has an eviction, a balance owed to another rental property, a balance owed to any utility company, or a felony, the prospective applicant shall be deemed to have failed the credit requirements regardless of other credit history. Bankruptcy and/or foreclosure does not automatically disqualify an applicant, but will be considered and bankruptcy must be discharged and a favorable credit history re-established if bankruptcy is noted. Past due amounts cannot exceed more than two (2) times the applicant's verified monthly income; Negative credit due to legal separation or divorce will require documentation from an attorney and/or court records showing applicant is not responsible for any unpaid debt; Applicant must have a solid work history that does not demonstrate jobhopping, employment gaps, or erratic income patterns; Minimum of 2 years of verifiable landlord references required (not friends and family). Favorable responses are required from current and previous landlords. Rental history must be verifiable from unbiased sources. If you are related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords (unless your previous rental was a long-term one), your application may be declined.
