Update 7/25/2019: I measured my home again (several times) which is about 1,550 sq ft. The towns info of my home of 1,318 sq ft did not include the extension added later which brings my home to about 1,550 sq ft which does not include closet space so the home is actually greater then 1,550 sq ft. According to my insurance company, Amica, on 9/12/2014 their inspector when reviewing my home in 2007, indicated the measured square footage of my home to be aproximately 1,776 square feet and that is the square footage I have been paying my home insurance on according to their agent J. B. The 1776 sq. ft. is from Amicas (Miraid Fisk Manager) valuation report # 864671847.. The original 1,524 Sq footage indicated on Zillow was my estimation of my homes square footage many years ago including non-livable attic space, I asssume Amicas inspectors square footage estimate is incorrect at 1,776 Square feet since the 1,776 approximates the size of my home 1,318 sq. ft. plus the detached garage 440 sq ft. I measured the livable space in my home at about 1,400 sq. ft. recently which approximated the town records sq. ft. indicated below (actually the towns sq footage is 1,318 sq ft not 1,400 sq ft. . I forgot to subtract 30 sf from my original computation of 1,348 sq.ft on the towns records which I rounded to 1.400 sq ft. when figuring the towns sq. footage. I went to Huntington town and obtained the town records of my home indicating my home is about 1,318 sq. ft. and the detached garage is 440 sq. ft., * this information was gone over with Amicas employees on 10/24/2014 , here is the Huntington town information, all numbers are in ft. : Erect 1 & 1/2 Single Family Frame Dwelling ( 30 X 24 X 26) -30 = 750 Erect 1 story frame addition 8 X 26 = 208 Erect 2 Bedrooms and storage 30 X 12 = 360 From the 3 measurements above my home is : 750 + 208 + 360 = 1318 sf. ft. according to Huntingtown records (don't know how the town computed footage , but again I measured 1,550 sq ft excluding closets.. Detached 2 car Garage: Erect 1 story frame detached Garage 22 X 20 = 440 sq ft My house of 1,318 sq. ft. + the garage 440 sq. ft. = 1.758 sq ft which approximates the 1,778 sq.ft Amica has been assessing my insurance on. However for my dwelling Amica has been using 1,776 sq. ft incorrectly, it should be 1,318 sq. ft, for the house and 440 sq. ft. for other structures. My measurement of my home at 1,400 sq. ft. was measured from inside a closet who's back ceiling height is 5ft. tall , the front of the closet is 6 1/2ft.. Apparently the town only measures sq. ft. from an 8 ft. height. That would explain the difference between the towns 1,318 sq. ft. and my 1,400 sq. ft. measured back to a 5 ft. height in a closet. As you can see, in doing the math, my home is closer to 1,400 sq. ft. , if I measure from inside a closet with a 5 ft. height back wall verses how the town is measuring from an 8 ft high ceilings yeilding 1,318,sq. ft.. so depending on ceiling height my home is either 1,318 sq ft. with an 8 ft. ceiling height or 1,400 sq.ft. if measuring from a 5 ft. to 6 1/2 ft. ceiling for the closet. My home is not 1776 sq. ft. the insurance company is charging me insurance on.
