Renter's Insurance: Tenant is required to maintain renter's insurance with a minimum of $25,000 in liability coverage and must provide proof of coverage within fifteen (15) days of the lease start date. 8. Smoking Policy: Smoking is strictly prohibited inside the property. Violations may result in lease termination and forfeiture of the security deposit. 9. Alterations: Tenant shall not make any alterations, improvements, or additions to the property without prior written consent from the landlord. 10. Noise and Conduct: Tenant agrees to refrain from excessive noise or disruptive behavior that may interfere with the peaceful enjoyment of neighboring properties or violate local ordinances. 11. Notice of Non-Renewal: Tenant must provide at least thirty (60) days' written notice prior to the expiration of the lease if they do not intend to renew. 12. HOA Rules: Tenant agrees to comply with all Homeowners' Association (HOA) rules and regulations. Any fines incurred due to tenant actions will be the responsibility of the tenant. 13. Pest Control: Landlord shall be responsible for providing routine pest control services for the property. 14. Parking: Tenants must park in one of the following designated areas: inside the garage, directly parallel to the garage, or in the rear parking area. Unauthorized parking is prohibited and vehicles may be towed at the tenant's expense.
