-Solar panels installed -4 bedroom 2 baths -Quiet and beautiful house in the cul-de-sac -Master bedroom with a separate bathroom and an entrance -Very quiet and peaceful neighborhood -Spacious and beautiful backyard (lawn taken care of by the owner) *This is a whole house rental for one year, from Sep. 2026 to Aug.2027. -It is not a rental of room by room. -If multiple people are planning to live together, then each of them should submit application and sign the contract. -However, monthly payment should be made by one tenant. -The landlord abides by the law of Amherst City. *In addition to the 1st month rent and the security deposit, the last month rent is required at the signing the lease. *Landlord does -fall cleaning including removing leaves and cleaning gutters at the end of the fall, -mowing Tenant is responsible for -utilities including electricity, water/sewer, -internet, -snow removal,(very short driveway) -trash removal. -No beer keg or "open" parties are allowed at any time. -No smoking. -Tenants shall not have any parties of 15 or more people without the consent of the landlord. -There is a $50.00 fee for each 14 day Notice to Quiet that needs to be filled. -Do not install any waterbed. -Do not wear shoes inside especially in the winter season. -Do not use the fireplace. -The cost for unclogging the pipe due to negligence or misuse will be paid by the tenant.
