Tenant will need to maintain property by keeping the lawn mowed. House is heated by fuel oil (cost for one winter averages $2,000 in fuel). Tank will need to be filled by tenant and is to make sure they DO NOT run it empty- If tank is ran empty there will be a charge- Running out of heating oil can cause the furnace to build up sludge which clogs the filter and prevents the heating system from working properly. House does NOT have central air. There will be a new AC window unit left but will not be replaced if broken or damaged. Renter pays for electric (Duke energy), water (southwest water), renters insurance. Background check will be ran before signing contract.
