1. Lease Term & Rent Due Date
The lease shall begin on 01 August 2025 and end on 30 September 2026, unless terminated earlier in accordance with the terms of agreement.
Rent in the amount of $2200 per month shall be due on or before the 1st day of each month.
2. Late Payment & Fees
If rent is not received by 11:59 PM on the 2nd day of the month, a late fee of $50 will be assessed. An additional $5 per day will be added for each day the rent remains unpaid thereafter, up to a maximum of $50 or 5% of the monthly rent (whichever is greater), in accordance with Colorado law.
3. Security Deposit
A security deposit of $2200 shall be paid prior to move-in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, or other lease violations.
4. Damage & Maintenance Reporting
Tenant shall report any damage, malfunction, or needed repair to the property within 24 hours of discovery by contacting the property manager at:

5. Pets
Up to 2 indoor cats are permitted. Dogs are not permitted per HOA policy.
6. Utilities
Tenant is responsible for: internet, electricity.

7. Occupancy Limit
No more than 2 persons may reside in the unit without written permission from the landlord.
8. Termination & Notice
Either party may terminate the lease at the end of the term with 30 days' written notice. Early termination may be subject to a lease break fee equal to one month's rent.
