Move-In Guide:
Thank you for your interest in our Clinton rental. This guide outlines the process and protocols that you can expect leading up to moving into the home as well as what to expect during the term of your lease and your occupancy of the home.
Background Check:
Background checks provide the owners of the property an opportunity to verify that you meet the following requirements:
- No prior evictions
- No criminal background
- No DUI
Background check service is provided by Zillow.
Lease Application:
The lease application is also provided by Zillow, and provides pertinent information about you, your employment, emergency contacts, and references. Please provide the name and contact info of your previous landlord as your reference if you have one. Additionally, pay stubs are required to be submitted with your application for income verification.
Lease Agreement and Security Deposit:
Once a successful background check is completed, and lease applications are successfully processed, a lease agreement will be completed for a minimum of 12 months. At that time, a security deposit will be collected in the amount of $1,200. Pending a successful exit inspection, $800 of the security deposit is refundable at the end of your occupancy so long as there is no damage and the property is in its original condition from the day you moved in.
Initial Inspection:
Prior to moving in, the property owners require a video inspection to be conducted by the property manager to document the current condition of the property to ensure that the property is well maintained during the term of your lease and occupancy.
Rental Payment:
Rent in the amount of $1800 is due on the first of each month. A 5-day grace period is applied for your convenience. Any rent payments received after the 5 day grace period will result in a late fee outline in the lease agreement. This is a NO EXCEPTIONS POLICY.
Quarterly Air Filter Service and Inspection:
Every 90 days, the property manager will provide 24 hour notice prior to coming to the property to change the furnace and central air filter as well as to inspect the property. In the instance you are not home at the time of the inspection, the property manager reserves the right to enter the property.
Maintenance and Upkeep:
During the term of your lease and occupancy, minor maintenance will be required. Burned out lightbulbs, and fire alarm batteries are the responsibility of the tenants. Major maintenance i.e. broken appliances, plumbing and HVAC issues, will be the responsibility of the property owners. Please notify the property manager of any major maintenance issues ASAP and they will be addressed and resolved in a timely manner.
