Eng @ propsci . com Bridgewater is a luxury condominium complex providing: -WebPass fiber internet (100 Mbps) for Zoom videos. -Electric car charging stations (EV chargePoint) -Gated building with security lobby. -Elevators. -Community rooms with billiards pool tables. -Swimming pool. -Fitness gym. -Large barbeque patio area. -Large patio areas, grassy lawns. -Clubhouse. -Gated parking (extra charge). Known as Bridgewater, this is a condominium complex with each unit under individual (different) ownership. There is no leasing office as most condos are occupied by their owners. CONDOMINIUM: - Property type: condominium. - Floorplan: penthouse studio apartment, on top floor, has elevator. - Bedrooms: studio. - Baths: one bathroom. - Walk-in closet. - Breakfast balcony with views. - Flooring: carpeting and porcelain tiles. - Kitchen: granite counters, stainless steel appliances such as electric stove, dishwasher, microwave and refrigerator. - Unit locale: uppermost 4th floor (nobody above). - Unit orientation: south facing, with sunlight galore. - Parking: one space inside garage, at extra charge. - Laundry: clothes washer/dryer machines in the home. - No pets such as dogs, cats, birds, turtles, frogs, or snakes allowed. - Kitchen: 8 feet by 8 feet. - Living room: 18 feet by 10 feet. - Bedroom: 13 feet by 8 feet. - Bath: 12 feet by 5 feet. - Laundry/ walk-in closet: 8 feet by 4 feet. - Unit size: approx 565 square feet. Throughout the exterior of complex, you will see workmen, scaffolding, construction... For our particular building #2, that work/scaffolding is estimated to be Jan 2023 to June 2023, approximately. When they get to replacing our particular condominium's window and patio door, workman must come inside intermittently for a week or two. Nothing inside the condominium will change, aside from the new window and patio door. The kitchen, bathroom, living room... will remain the same as before. RENTAL REQUIREMENTS: - Refundable $2,500 security deposit, dependent on history. - Excellent credit history/score. - $6,000 minimum monthly income, verifiable. - Rental references needed. We will interview your current/prior landlords. - For prior 3 months, please show proof of timely rent payment (cashed checks, for example). - No prior evictions, pending evictions, nor near-evictions situations. - No lawsuits, arbitrations, settlements, nor disputes with landlords or others. - No pets such as animals, dogs, cats, birds, turtles, frogs, nor snakes allowed. - Tenant must purchase renter's insurance policy. - One year minimum lease duration. - If shorter term, then greater monthly rental rate. - Free applications, if you provide your credit report and paycheck stub. - Upon approval of application, deposit must be paid within 3 days and lease signed and rent paid within 3 days. - Financially ready to move? In your bank, you should have enough funds to cover security deposit, moving costs, utilities, and two months rent. - Move-in costs: first month's rent plus security deposit. - No smoking, please.
