Utilities: -Tenant shall be responsible for the payment of all gas, electric, sewer, water, and trash utilities used in the premises during the Lease Term. -Tenant shall establish accounts for gas and electric service with the respective providers in their name prior to move-in and provide copies of the account setup confirmations (or bills) to Landlord. -Tenant shall maintain said utility accounts in good standing throughout the -Lease Term and shall be responsible for all charges incurred. -Landlord reserves the right to terminate this Lease or pursue legal action in the event of any unpaid utility bills. 2. Pets: -Landlord grants permission for a maximum of 1 pet on the premises. -Traditional pets: e.g., cats, dogs under 75 pounds -Prior to pet occupancy, Tenant shall pay a one-time, refundable pet deposit of $250.00 for each approved pet. This deposit will be returned to Tenant within 15 business days following lease termination and satisfactory completion of a move-out inspection, provided there is no pet-related damage beyond normal wear and tear. -Tenant shall pay an additional monthly pet fee of $25.00 per pet. This fee is due with the monthly rent payment and is non-refundable. Tenant is responsible for: -Obtaining any required licenses or permits for their pet(s). -Keeping their pet(s) on a leash when outdoors on the property. -Cleaning up after their pet(s) immediately, both inside and outside the premises. -Not causing any disturbances with their pet(s) that may infringe upon the rights of other tenants. -Providing proof of up-to-date vaccinations for their pet(s) upon request. Any violation of these pet policies may be grounds for termination of the Lease or other legal action by Landlord. 3. Tenant Screening Criteria: In order to be considered for tenancy, all applicants 18 years of age or older must meet the following criteria: -Application: Submit a completed rental application form and receive an in-person tour of the unit. Applications will not be accepted without a tour. -Income Verification: Provide verifiable proof of income demonstrating a gross monthly income that is at least 1.5x the monthly rent. -Rental History: Provide satisfactory references from previous landlords for the past 2 years. No prior evictions or unresolved lease violations will be considered. -Credit History: Pass a credit check with a minimum score of 650 (or provide a guarantor who meets this requirement). -Criminal Background Check: Pass a criminal background check that does not disclose any disqualifying offenses as determined by Landlord in accordance with Fair Housing Laws. -Occupants: All potential occupants of the property must be disclosed on the application and meet the screening criteria.
