This is listed as a 4-month sublease starting June/July 1st, 2024 through Sept/Oct 2025 but we are open to a longer rental (possibility to extend)
June/July move in is non negotiable, only ending is flexible dependent on your needs.
We are looking to sublease our beautifully lit, furnished apartment in Emeryville, we border North Oakland and Berkeley. Bright and clean apartment with a small washer/dryer unit inside the apartment. The space is about 700 square feet. Great all-day lighting, especially AM and magic hour time. Windows surround the entirety of the apartment and a fairly open floor plan. On a main street a few spots down from Paradise Cafe, James and the Giant Cupcake, A Verb for Keeping Warm, Berkeley Bowl (5 min drive) and so much more.
The apartment will be furnished with a big work table that completes the home/work vibe, couch, cozy bed, and a walk-in closet. Close to everything.. 72, 72M, 72R bus run right across the street and down 1 block, Ashby Bart is a 20 min walk, Emeryville Go Round (fare-free, public bus).

Looking for someone who is very considerate and will keep a clean space. This is not a party house. Our request is a full deep cleaning before you leave. This includes the stove and bathroom tub being returned properly scrubbed and cleaned. Apologies to state the obvious but those are often areas of the apartment that do not get attention and we are left to clean after tenant moves out.
Must be mindful that we have neighbors who share a wall so be considerate of loud noise after 10:00 pm. Garbage and Recycling/Trash/Compost containers go out every Wednesday and are brought back in on Thursday eve. We generally alternate doing one or the other with our backyard neighbors.

ABOUT THIS LISTER
We are a creative couple who work in the space below and live above in the listing you see here. My partner has lived here for 13 years and I have been here since 2014. There is a neighbor who lives in the back/upstairs apartment. There are 3 units total and we occupy 2. We will be downstairs for a portion of your rental upstairs. They are separate units with separate entrances.

Please Note: A "holding deposit" is required to reserve the unit. The "holding deposit" and signed sublease will be required before we take the unit off market. If you choose not to move in after placing a deposit, a portion may be retained to cover the time the unit was held and unavailable to others. The remaining amount will be refunded within 10 days, along with an itemized breakdown. If you move in as planned, the holding deposit will be applied to your first month's rent. Security Deposit in the amount of 1 month's rent is due upon move-in. This cannot be used toward last months rent
The apartment must be very well-cleaned before moving out, given back the same way as when you moved in.
Any serious damages, not cleaned well or any PGE unpaid will be taken from the deposit. For the last PGE bill, we will require an estimated amount to be paid before moving out. We have been left with the last bill in the past so to avoid this we will charge a fair average of your past bills and can always refund you if it ends up being over.
