Well water and septic, so no water bills. Water softener. Landlord furnishes lawn service for mowing. Landlord furnishes weekly trash removal. Applicants that do not speak English are welcome as tenants, but if possible, please bring someone to translate if you wish to tour the house. If your English is limited, the landlord is very patient and we will work to communicate. So please feel welcome to call or email. Landlord does not accept section 8 rent vouchers. A one year least is required. Pets are negotiable. Pet fee is $400. If a prospective tenant currently owns a pet, that single pet may be allowed only if the landlord finds the pet acceptable. If the landlord finds that pet acceptable and the tenant wishes to have that pet at the home, the tenant must pay a 400 non-refundable pet fee at the time of signing the lease. After the initial lease start date the tenant must not add an additional pet nor replace that pet with a different pet. County picks up recycle once every two weeks at no cost to the tenant. Tenant must not attach anything to the walls. No wall mounted TVs are allowed. Applicant income must be at least 3 times the monthly rent ($1650 x 3 = $4950/month). Must be able to prove 2 years employment and income (must provide copies of pay statements and last year's W2). Tenant is responsible for lawn care and utilities. This is a no smoking property. No one shall smoke tobacco, marijuana, or other substances anywhere on the property. Landlord furnishes weekly trash pickup with a local contractor. Recycle is picked up by Durham County once every two weeks. Tenants must complete a Zillow application for each adult (zillow charge is $29 each). If the tenant's Zillow application meets the landlord's requirements, the tenant will be allowed to complete the Landlord's Rental application, notices, additional rules and expectations form and provide copies of specified documents.
