I purchased this home in 2016, lived in it for a year, then moved to another neighborhood in Lafayette. COVID19: With the Covid situation, I will likely have tours once per week with staggered visits, so as to lessen the disruption to my current tenant and to minimize the Covid risk. Given concerns about Covid, I am asking for a short phone screening before scheduling a tour. It's safest at this time to only show the home to folks who I know would qualify to rent based on income, credit history, move in date, etc. This minimizes the Covid risk to myself and my current tenant. By the way, I am flexible as to credit history if your income is sufficient and everything else lines up. Tenant pays all utilities (trash, sewer, water, electric, heat and hot water, internet, cable etc). Pets considered on a case by case basis. First month's rent and security deposit due at lease signing. No smoking (cigarettes, weed, vaping, or marijuana growing etc). Unfortunately, my insurance company has a breed restriction for dogs. They do not allow any "aggressive breeds," "including but not limited to, german shepherds, doberman, pit bulls, akita, rottweiler, mastiff or any mix of these breeds." I wish this weren't the case. I rented this property for the last 3 years at $2000/month. However, the market has become more competitive in the last 3 years since that lease was signed, with property values and rents increasing. A friend of mine 2 doors down is renting a nearly identical property at $2250/month, so I believe $2150 reflects an accurate, or even below market price point.
