All maintenance requests must be made in writing.
Tenant may not make any structural alterations to the property without written permission. This includes painting, installing fixtures, or modifying landscaping.
Smoking is not permitted inside the home or garage. Outdoor smoking is allowed only in designated areas and must not cause damage or nuisance to neighbors.
Landlord may enter the property with at least 24 hours' notice for inspections, repairs, or showings. Emergency entry without notice is permitted if there is an immediate threat to the property or occupants.
The lease may be terminated early by the landlord if:
Rent is unpaid for 10 days or more
Tenant violates lease terms after written warning
Criminal activity occurs on the property
Tenant must provide 30 days' written notice for early termination. The security deposit will be forfeited unless the lease is terminated for military relocation under the Servicemembers Civil Relief Act.
Tenant is required to carry renter's insurance with a minimum of $100,000 liability coverage. Proof of coverage must be provided before move-in.
If the tenant is absent from the property for 7 consecutive days without notice and rent is unpaid, the property will be considered abandoned, and the landlord may retake possession.
