What's not to love? This renovated Victorian condo is located in the Bushrod part of the Oakland / Berkeley border, Southeast of Ashby and Northwest of Rockridge BART stations. It is within within walking distance of Rockridge, Elmwood, and Adeline shopping districts. Whole Foods, Berkeley Bowl, and other great shops surround the neighborhood and four excellent elementary schools are available. (Refer to picture not what Zillow says... their data is not correct.) It is a quiet, diverse, safe residential street filled with professionals, young families, and retirees. After living here for 5 years, we believe this neighborhood offers the best of the what the East Bay aspires to be. We walk 10 mins to Thai, Peruvian, Indian, Vegan, Pizza, Sushi, Mexican, and Ethiopian restaurants, and a very active local park provides tennis/pickle ball courts and soccer/ baseball fields. This neighborhood has a small town feel and few rentals as most homes are occupied by owners. The other tenants are busy, quiet professionals with diverse jobs and lives. All our tenants are mature, thoughtful people who enjoy the area and all that it offers. If you're a busy, professional with an interest in healthy cooking and/or outdoor sports you'd definitely fit in to the tenant community. The unit is an unusually large 3 bedroom/2ba that could house five adults comfortably. It measures 1,550 Square Feet and has 9 foot ceilings, wide hallways, and more than ample storage. It also has a laundry, a gas stove, a claw foot tub, a decorative fireplace, and a South facing deck off the kitchen. For WFH options, the master suite is large enough for a queen bed, couch/TV, and office. A walk-in closet in the hallway has previously doubled as an office and the unit's layout prevents noise from traveling. (The kitchen, for instance, has a cement floor, soundproofing, and a door to prevent noise. The laundry room is off of the kitchen, also with a cement floor and soundproofing.) There is additional storage available for bikes, skis etc. and some previous tenants have converted these storage lockers into hobby work spaces. Commutes via 13, 24, 80, 580, and 880 are easy and bypass a lot of traffic, so your commute time is much less than other neighborhoods. It is a 10 minute walk to Ashby BART (and a 20 min ride to SF Financial District), 25 mins to Rockridge BART, and a 45 min walk to MacArthur BART (with Peet's Coffee on the way). For those attending UCB, there are protected/low traffic, picturesque biking streets along the way. It is a safe, 10-minute bike to UCB or a 20 min bus ride via Telegraph Ave. For those commuting East, it is ~25 minute drive/BART to Concord/Pleasant Hill. Dogs may be a possibility, with additional deposit (especially those with CGC, TT, or TDI certificates). Yes, we will need to meet your dog prior to approving your lease! But, please be aware that there is no yard and dogs are not allowed on the shared back patio without being leashed and supervised. This unit isn't recommended for elderly big dogs due to the stairs. There is absolutely NO SMOKING on the property. Sorry, NO CATS due to owner's severe allergies. Furnished and unfurnished videos are available. Year leases renew July 1st, so the first lease will be 6 or 18 months. Longer leases and school year leases are also an option. Please call to discuss if you are a UCB student, or professor needing a slightly shorter lease. Includes one downstairs storage locker for bikes/extra storage. Credit and Criminal Background checks required for all residents over 18. (~$40/ea) Deposit due at lease signing. First and Last due on move in day. ABSOLUTELY no smoking on the property.
