All utilities Included: gas heat, gas stove, electric, water, higher end cable, panoramic wifi, garbage, plowing and shoveling. Exceptional, furnished, waterfront three bedroom, 1.5 bath Colonial for rent for five months November 13, 2022 - April 30, 2023. (ideally). A three month lease from November 13, 2022 - February 28, 2023 or some other arrangement is potentially possible, but a longer lease up to 5 months (through April 30, 2023) is preferred. It is a lovely location, on the water, and it is in close proximity to everything, including the beach, restaurants of Warwick, Harbor Lights Marina and Warwick Country Club. Providence is 15 - 20 minutes via a back route or a bit longer via the highway, which is only ten minutes away. Great biking community and biking to Providence is possible. The bus to Providence is on the main road, a five to ten minute walk. The train (to Boston) is ten minutes away as well (Warwick Station), as is the airport. It is ten to fifteen minutes to the hospitals and Brown Medical School. The house comes furnished with a large living area and a sitting area, both with views of the ocean. The Living room includes a fireplace. The first floor full bathroom is very large, and has two sinks, a separate commode, along with a large shower and soaking tub. There is a large linen/storage closet. There is also a Large Laundry room on the first floor. You will enjoy the gourmet, all stainless kitchen with water views from the cooking and prep area, and from the eight - twelve person dining table. A three season porch is attached with water views and a ping pong table. The expansive water-side deck overlooks the large lawn, gardens and the water, and includes a firepit with chairs and a high top table with six chairs. Three bedrooms, including closets/armoires for storage and one dresser each are found upstairs. The larger master has a standup/sit-down L shaped desk overlooking the water as well as a king bed. The second room has a double bed. The third room has a single bed, but bunk beds might be possible if you were interested. The upstairs bathroom is a half bath, with a sink and toilet. There is ample parking. There is an occupied apartment over the garage (which is unavailable for parking to anyone). The year round tenants are quiet and nice. It is a fantastic location. Act quickly! Available any time after November 13 for ease of move-in. Rent will be prorated for those additional days. 3 month, 4 month or 5 month term available, ending no later than April 30, 2023. Utilities are included in the rent, barring abuse of the policy. There is a policy that there is no smoking (of anything) and no vaping. There is also a $650 cleaning fee in addition to your deposit, and the cleaning fee is not refundable. Total deposit is $5,350 due at time of lease signing. Lease is required, this is not month to month. Property is Lead Safe inspected and approved, and has ample parking. This is a two family property, with a very quiet and very nice year-round tenant over the garage. They have assigned parking spots.
