Rent must be paid, and funds are verified prior to the exchange of keys and possession. Applicants must be able to provide proof of verifiable income. Examples include paycheck stubs, complete tax returns, copies of deposit slips, investment earnings, offer letters, or other sources of income. Prospective tenants must have a credit score over 700. 3.5x monthly income to rent ratio required. Will combine up to 2 incomes to meet income requirements. No prior evictions allowed tenants to provide positive current and previous landlord references where applicable. Criminal background check where applicable must be free of any criminal offenses. Owners reserve the right to deny any prospective tenant based on any criminal record where legally applicable. Pet policy is negotiable with a pet deposit. Renters insurance of at least $100,000 is required, and owner LLC must be named as additional insured. $400.00 non-refundable move-in/move out fee. Tenant responsible for all utilities except for HOA dues. Property can not be used for a home based business unless expressly approved by the owner and is allowed by HOA. Annual lease with an option to renew. Tenant pays all utilities. Owner pays HOA. Renter is responsible for all utilities. First, Last month's rent and Security deposit due at signing.
