Utilities:
Tenant shall be fully responsible for payment of all utilities, including by not limited to gas, electric, water/sewer, trash, internet, and any other services.
Occupancy Limits:
No more than 6 individual may reside on the property.
Of those 6 no more than two adults (18 or older) are permitted to occupy the premises.
All intended occupants must be disclosed and approved in writing by the Landlord prior to occupancy.
Pets:
No pets are allowed on the premises under any circumstances. This includes temporary visits. Violation of this term may result in lease termination and or/forfeiture of the security deposit.
Tenants must keep the rental unit clean, safe, and sanitary. This includes regular housekeeping, setting thermostats to prevent pipe freezing, and proper use of utilities and appliances.
Reporting Issues Promptly,
You must notify the landlord as soon as problems arise for example: leaks, faulty wiring, or malfunctioning smoke detectors, so that landlord can make necessary repairs.
Financial Responsibility for Damages:
If damage is caused by your negligence or improper use or by guests you invited you are financially responsible for repair costs, including pest infestations or mold if your actions or inactions contributed.
If repairs are made by the landlord due to tenant caused damage, you must reimburse at a reasonable costs such as material, labor, and administrative charges.
Compliance with Local Health and Housing Codes
Tenants must follow all building and sanitation standards under Madison WI/ Dane County codes. Example disposing of trash properly and maintaining hygiene to prevent health hazards.
Maintenance of Supplied Equipment
If the landlord provides equipment ( like appliance, HVAC, plumbing), tenants must use them responsibly and ensure minor upkeep when cost is minimal (e.g, replacing small components).
Smoke/CO Detector and Safety Maintenance
It is the tenants duty to keep batteries in the smoke detectors and notify the landlord in writing if detectors fail: the landlords must then repair or replace them in a timely manner.
