Storage space is available in the attic loft (see pictures) and detached shed. Great location in the quiet inner-NE Woodlawn neighborhood with nearby access to I-5. Please park on either NE 8th or NE 9th Ave, on the block north of Ainsworth St., walk south to Ainsworth and around the corner 1/2 block to the alley between NE 8th and NE 9th Ave (see image with the map of the block to get oriented). This house is the green house with yellow door at the end of the alley on the right side. This will prevent traffic jams in the alley and allow us all to be courteous to the neighbors. Thanks! The application period will begin at 1:00 PM on Sunday, December 14. In the event that multiple parties are present at the open house at 1:00 PM, a drawing will be held to break the "virtual tie" and determine the order that applications received from those parties will be processed. For any parties arriving after 1:00 PM, priority order for processing applications will be determined by order of arrival (applications will be provided in that order). A government-issued ID or any non-governmental ID that would permit a reasonable verification of identity is required for viewing. This is a security measure for you and all future tenants. About me: this listing is published by the owner/manager. I do not use a property management company. I have 14 years of experience as a landlord and my tenants tend to stay in my two only rental units, Unit A and Unit B at this address, for long durations. Application Criteria: 1. The monthly rent for 6117 NE 9th Ave Unit B is $1680. 2. The maximum number of adult occupants is two. 3. Each household must qualify as a set of applicants, with each occupant age 18 or over completing their own application. Each applicant will specify if they are to be included in the set of financially responsible applicants for the purposes of meeting the income criteria. 4. The income requirement for the applying household will be considered to be fulfilled if the combined gross monthly income of all financially responsible applicants (household monthly income) is greater than or equal to 2.5 times the monthly rent. If the household monthly income is less than this threshold, the tenant will be provided the option of providing an additional security deposit and financial institution statement in their name showing a balance equal to or greater than 6 months of rent, or alternatively may have a 3rd party co-sign the lease. The co-signer must also complete an application and their monthly income must be greater than or equal to 3 times the monthly rent. 5. Twelve (12) months of income history will be used to determine if the income requirement has been met. Less than twelve months will require an additional security deposit and/or co-signer. 6. Five (5) or more unpaid debt collections in excess of $1000 total that is not medical or educational debt will be grounds for denial. 7. Negative debt appearing on the credit report shall require an additional security deposit and/or co-signer. 8. Twelve (12) months of rental history or home ownership within the last 24 months will be required. If less than 12 months of history can be provided, an additional security deposit or co-signer will be required. 9. Rental history that includes any unpaid balances in the last 12 months will be grounds for denial. 10. Rental history that includes 3 or more noise violations or other lease violations will be grounds for denial. 11. Rental history that includes a for-cause eviction within the last 3 years will be grounds for denial, unless that eviction occurred during the COVID-19 rent moratorium. 12. Self-employed applicants will be evaluated through the state corporation commission and will be required to submit documentation to verify their income, including possibly the prior year's tax return. 13. Three or more notices of non-payment of rent will result in denial of the application. 14. Three or more dishonored checks in the last 12 months will result in denial of the application. 15. Inaccurate, incomplete, or falsified information on the application will be grounds for denial. 16. Current use of illegal drugs will be grounds for denial. If an application is approved and illegal drug use is later discovered, termination of the lease shall result. 17. The pubic records check will be used to discover whether any applicant has past conviction(s) or charges pending as of the time of the application for crimes that indicate that the residency of the applicant at the property may adversely affect the property or its structures, the other residents of the property, the neighbors, or the landlord. If such a conviction or charges are discovered they shall be grounds for denial, but the applicant may submit additional information with the application so the landlord may perform an individualized assessment before denial of the application. If no additional information is provided with the application and a denial results based on the public records check, the applicant may file an appeal to the landlord that may include: a letter from the parole or probation office, a letter from the case worker, counselor, etc., certifications from completed or in-progress rehab programs, letter from a teacher or employer, etc., certification of trainings completed, proof of employment, and/or a personal statement from the applicant. The landlord will consider all materials received and may request additional information. The landlord will complete the review of the applicant's appeal within 30 days of receipt of all requested information. The landlord is subject to a $250 fine payable to the applicant if they fail to provide a refund for any security deposit and rent received to hold the unit during the appeal review period if the appeal is denied. 18. Positive identification is required and can be provided either with a government issued photo identification document such as a driver's license, passport, or combination of documents such as a Social Security card, permanent resident alien registration card receipt, immigrant or non-immigrant visa, individual tax identification number, and a non-government issued photo identification card or document. 19. If your application is approved, a security deposit of $1000 is required to be submitted within 48 hours. Upon receipt, a lease must be executed within 5 business days in conjunction with the first month's rent, unless otherwise agreed upon. Owner pays for curbside waste removal, lawn mowing, and water service. Complimentary WiFi Internet is also provided. Tenant is responsible for Electricity and Gas.
