RENTAL AGREEMENT This Rental Agreement ("Agreement") is entered into on 01/07/2024, by and between the Landlord, Sarah & Romel Alcantara, and the Tenant. PROPERTY DETAILS: Address: 6106 N. Omaha Ave. Portland, OR 97217 LEASE DURATION: This lease is for a period of 30 days or more starting from the start date and ending on the end date to be determined. Upon completion of this lease term, a new agreement may be negotiated. RENTAL PAYMENTS: Tenant agrees to pay the monthly rent (based on room occupied) on or before the 1st of each month. Late payments may incur a late fee of 2% of monthly rent per day. SECURITY DEPOSIT: A security deposit of one month's rent is due upon signing this agreement. The security deposit will be refunded within 30 day after the termination of the lease, less any deductions for unpaid rent or damages. SMOKING POLICY: Smoking is strictly prohibited inside the premises. If the Tenant is found to be in violation of this policy, a penalty of cost incurred for cleaning by a 3rd party vendor will be charged, and repeated violations may result in eviction. PARKING: Parking spaces (2 in driveway, + ample, free street parking) are allocated for Tenant's use. Please park only in designated areas. Any unauthorized parking may result in towing at the Tenant's expense. PETS: Pets are allowed only with the written consent of the Landlord. A pet deposit will be determined on a case specific basis and is required. The Tenant is responsible for any damages caused by the pet. Violation of this policy may result in eviction. MAINTENANCE RESPONSIBILITIES: Tenant agrees to maintain the premises in good condition. This includes but is not limited to keeping the property clean, promptly reporting any maintenance issues to the Landlord, and following proper waste disposal procedures. UTILITIES: The Tenant is responsible for all utilities, including water, gas, electric, cable and internet. Payments for utilities are due by the 1st of each month. TERMINATION: This agreement may be terminated by either party with 30 days written notice before the end of the lease term. INSURANCE: Tenant is advised to obtain renter's insurance to protect personal belongings. The Landlord is not responsible for any loss or damage to Tenant's property. GOVERNING LAW: This Agreement shall be governed by the laws of the state of Oregon. ENTIRE AGREEMENT: This Agreement contains the entire agreement between the parties and supersedes any previous agreements or understandings, whether oral or written.
