Objective factors to discern whether a tenant will follow the terms of their lease: Has not been previously convicted of crimes considered harmful to people or property. Does not have a history of lease violations. Does not have a history of noise complaints. Does not have a history of evictions due to lease violations. Previous landlord references would rent to the tenant again. Does not falsify any application information. Pays bills on time, demonstrating responsibility. WILL RESPECT OTHER TENANTS AND LANDLORD PROPERTY, CAUSING NO EXCESSIVE DAMAGE. Objective criteria to discern whether a tenant will respect other tenants and your property: Refunded the full security deposit. Reported maintenance issues immediately. Did not cause damage exceeding the security deposit.
