The schools in Nixa are consistently rated the best in the state. There are parks and the recreation center nearby. Utilities are set up through the City of Nixa, they include: Electric, Water, Sewer and Trash. There is a deposit required to set up service with City Utilities. Natural gas is INCLUDED in rent. In the winter months natural gas can run $300-$400. All appliances are in the home, washer and dryer, refrigerator, dishwasher, stove/oven combo, microwave and garbage disposal. The landlord will fix wear and tear on appliances, if something happens that is the tenants negligence, the tenant will be responsible for the repair. The landscaping will be the tenant's responsibility. The city requires lawns to be mowed and will issue citations if the landscaping gets out of control. If there is ever an issue with landscaping not being tended to a company will be hired to landscape at the tenants expense. Due at signing: 1st month's rent: $1500 and Security Deposit: $1500, plus any pet fees if applicable. If the lease needs to be broken the tenant will forfeit the security deposit and will pay for one month's additional rent, beyond the month the lease is broken in. Parking is in the garage, on the driveway or in the cul de sac. Adding additional tenants or dogs would only be by an approval process. Tenant would be subject to eviction for violation of this rule.
