    We bought 20 acres of land in the Willow Springs community near Fayetteville back in 2006, and we put a lovely country home on it and installed all of the necessary infrastructure to make this a wonderful and easily accessible retreat from city life. We've enjoyed having our kids and grandkids visit us here regularly, we hosted our son's wedding here, and we bought some jet skis and took family trips to nearby Lake Fayette often. It's been a truly wonderful place to live, and we planned to build a bigger house in the middle section of the property and retire here, but our daughter's family recently moved to Colorado and we've decided to move there to be closer to her and our grandkids, thus we are putting this property up for sale. The 30'x50' home is a quaint 2-bedroom, 1-bath house with new metal roof and HVAC. The house is situated on the front third of the property near the edge of a beautifully forested creek bed, giving the house good shade but also great views from all sides. A wooden deck extends out from the dining room and provides a gorgeous view and a great place to eat breakfast. We paid to have a septic system put in and a water well drilled for our water supply, and we get reliable Internet service through Colorado Valley Communications and have already paid for all the wiring to be run into the house. We also built a 1/2-acre orchard with irrigation and 8' fences (to keep the deer out) on the front corner of the property, and have planted and grow all sorts of things including peaches, plums, apricots, apples, and blackberries. We also planted 25 pecan trees from special root stock. The middle third of the property is open hayfield, and since it is the highest part of the property, surrounded on both sides by woods, and has a fantastic view of the pond shared between our property and our neighbors, this would be an excellent location to build a larger house on the property. To one side of the field we've already built two large metal buildings to store our farm equipment. One is a 30'x60' insulated building with concrete slab and an overhead door at each end, and we've built cattle pens around one end of it. This building is great for not only storing things, but also hosting events (we hosted the our son's wedding reception in this building). The second building is a 24'x50' 3-sided building. The back third is the most beautiful part of the property and our favorite place to take walks through the woods and lush green grass. It's also a perfect place to hunt, and we've had a family friend who placed a deer feeder and hunting stand back there many years ago and he brings his kids out regularly during hunting season. We also have a very rare and unique fire pit back in this part of the property where it's great to sit around in the evening with our friendly and sociable neighbors in Willow Springs and talk around the fire while getting a great view of the stars. This property is located in Fayette County and our property taxes are only around $2000 yearly with an ag exemption. We're only a very short drive to Fayetteville, Round Top, and Industry, and less than half an hour from Brenham and Columbus. We're 1 1/2 hours from downtown Houston and downtown Austin, and only 1 hour and 15 minutes from Austin-Bergstrom International Airport. And Lake Fayette, a great place to boat, camp out, or hike, is less than 15 minutes away. We looked at land for two years in the countryside between Houston and Austin before we found this piece of land and fell in love with it. Whether you're looking to retire out in the country (like us), or just want to get out of the city (like us), this is a great place to do it.
