This is an upper unit large Studio ( see photos ) in large 4 unit House. It's on a beautiful large lot with off street parking. Not far from downtown or the high school and hospital. There are two sections to this large home . One section ( the downstairs units) are the two large units they have their own entrances. This studio is an upper unit with an entrance shared by a one bedroom unit across the hall ; however , that unit is currently gutted and it will be probably next spring before I begin to renovate it so you will be the only tenant living in the upstairs section of the house at least until April of 2023. One dog or one cat allowed . I allow smoking ( whether that's cigarettes or weed doesn't matter to me ). FTI- I also have a one bedroom in Sterling available starting November 1st that also allows 1 cat or 1 dog and smoking . Rent is 620.00 You pay electric . This is for a 12 month (one year lease ) Will a shorter term lease at 610.00 a month. MUST fill out a zillow application and credit check before I give a tour . AGAIN I DO NOT GIVE TOURS OF ANY OF MY PROPERTIES WITHOUT A ZILLOW APPLICATION AND CREDIT REPORT. If you're chosen as a tenant you must have renters insurance ( it costs like only 8.00 bucks a month) if you have a pet I must see a copy of vet report showing the pet is up to date on shots. ONLY electronic payment is allowed using either ( CashApp; Zelle, Venmo; or Apple Pay) First months rent and refundable security deposit due at time of lease signing can pay electronically or with cash . I do check Zillow credit reports but I will and have taken tenants with lower scores like 500 If one has a low score but the report shows very little current debt ( but I will be honest a lower score plus if I see car payment is due and a big credit card Debt payment due each month and a revolving loan payment each month ) that is a red flag for me. But a lower score without a lot of other debt I will take on a tenant and I have and they've all never missed a payment. I have many units and I have not had s tenant that has missed pay oh rent ( NOT ONE) and I plan on keeping it that way ! I pay for the natural gas, the water, and garbage - you are responsible for the ComEd electric .
