FINALLY!! A honest for sale by owner ad! So you are looking to move to or relocate within Arizona? Well so is a lot of other people. And that my friends is exactly why we are leaving. With that being said let me give you the pros & cons of buying our home. First off, the good: the lot is huge...I mean you could build an in-law suite in the back yard and still never see them. There is a blank slate to build your own paradise. Secondly the neighborhood is friendly and quiet and the school district is incredible. The HVAC unit was replaced less than a year ago with a new Trane unit with a 10 year warranty. The entire downstairs is tile and the garage has an epoxy coating and a large workbench. The backyard has a firepit, brick paver seating area, RV gate, covered patio, and a shed. The house comes with all the appliances which are all fairly new ( aside from the washer & dryer ) and work great. There is a water softener, it was unplugged when we moved in but seems to turn on when you plug it in. And now on to the bad: we love dogs...and have raised 3 of them to maturity and have recently also added a 4 month old puppy to the mix. So needless to say ALL the carpet on the stairs and in the bedrooms need to be replaced. They have chewed and dug it all up. There was some recent drywall work that was done due to poor patch work from the previous owner and doggy damage, that will need a few more coats of paint. The main water shut off valve at the front of the house has crust around the joint. I haven't seen it really leak but that doesn't mean that it won't. The shed in the back is in good shape but the wooden foundation will need to be rebuilt or replaced. And lastly there's the yard...we haven't really maintained the yard in a while. So there is weeds, leaves, sticks and debris that needs to be picked up. The backyard does have a sprinkler system but some sprinkler heads need to be replaced. Luckily it's 80% desert landscaping so overall its not too much to take care of. Now time for the nitty-gritty. We already have a lowball offer and a reasonable offer, but lets be honest... the market here is INSANELY hot right now so why not see what we can really get.
