Landlord Access: Landlord may enter with 2 days' notice for inspections, repairs, or showings (1 day for prospective buyers/renters), per RCW 59.18.150. Emergency entry requires no notice. 10. Restrictions: a. No Subletting: Tenant may not sublet or assign the Premises without Landlord's written consent; violations are a material breach. b. No Smoking: No smoking (including vaping) inside or within 25 feet of doors, windows, or vents, per RCW 70.160 where applicable. Violations may incur cleaning fees from the deposit. c. No Short-Term Rentals: No Airbnb or rentals under 30 days without Landlord's written approval; violations may lead to termination per RCW 59.18. d. Other: No illegal activities, excessive noise (especially 10:00 PM 7:00 AM), pets (unless approved), or alterations without Landlord's consent.
