General Rules. a. Smoking. Smoking is not allowed anywhere in the house by TENANTS or TENANTS' guests. b. Pets & Other Animals. No pets or other domesticated or non-domesticated animals, are to be kept by TENANTS, and such are not allowed anywhere on the premises at any time. This includes, but is not limited to, dogs, cats, birds, hamsters and other rodents, rabbits, turtles, lizards, snakes, chickens, pigs, etc. c. Guests. Any guests or visitors of TENANTS who are overnight at the Property for seven (7) consecutive days or more during term of the Rental Agreement must be approved, in writing, by LANDLORD. d. Exterior clutter/Storage. TENANT shall keep the exterior of the Property, including the side yards, free of excess clutter, trash and junk. There shall be no hanging clothing, towels or other items out of windows or off fences, gates, or railings. No accumulation of junk, trash or other items in carport, under the house, or any exterior areas of the Property shall be permitted. Any items stored should be removed upon vacating the property. TENANT authorizes Landlord, without additional notice, to dispose of any items left at the property following ordinary termination of the Rental Agreement, the cost of disposal, if any, will be deducted from TENANT's security deposit. LANDLORD will not be responsible for items left behind by TENANT. e. Landscaping. In addition to regular maintenance provided by LANDLORD, TENANT is required to regularly remove large garden debris. The timing and frequency of any LANDLORD provided landscaping is left to the full discretion of LANDLORD. f. Quiet Hours. Quiet hours are between 8am - 8pm. Please be respectful of these hours and the surrounding neighbors. 2. Business Use of Property/Hazardous Materials. TENANTS may not operate any business in violation of City and County of Honolulu zoning ordinances or any other local, state, or federal laws, rules, or regulations from the Property. This would include, but is not limited to any manufacturing, industrial services, auto repair or body work services, etc. In addition, no storage of business goods, inventory, supplies or equipment is permitted on the Property. No hazardous materials, outside of normal quantities of ordinary household, garden, or automotive chemicals and cleaners, are allowed on the Property at any time. This provision does not prohibit a Home Occupation Office, as set forth under and operated in accordance with the Land Use Ordinance of City and County of Honolulu. 3. Interior of Property. a. Paint and Other Alterations. No alterations or modifications of the property are allowed. This includes, but is not limited to, painting and flooring. b. Nails, screws, holes in or around walls of the property. TENANT is requested to re-use existing nails and/or nail holes, and to use regular standard small picture hooks for hanging things on the walls. TENANT is advised that any hole in the wall screw-sized or larger, including damage from 3M tape and/or blue-tac is not normal wear and tear. No nails, screws, holes, picture hangers, etc., whatsoever, may be used in any woodwork or wood trim, molding, cabinets, or built-in fixtures or on any wall-papered walls. c. Drains. No flushable wipes, tampons or other feminine products, paper towels, or the like may be placed in either the toilets or down the drains. No "pod" type cleaners as the plastic sheathing that is meant to dissolve to release the cleaner does not fully dissolve and gums up the machines and the drains. Should a drain cleaner be required and the plumber pulls out flushable wipes or feminine products, tenant shall be fully responsible for all charges associated with clearing the drain. Including any emergency/after hours charges, if applicable. When the clog is the responsibility of the LANDLORD, or LANDLORD is coordinating the repair, TENANT understands that said work will be resolved as soon as the selected drain cleaner becomes available, and at all times as soon as practical. d. Flooring. TENANT agrees to protect the carpets and flooring from undue wear and tear by using furniture glides and other protective methods to prevent damage such as (but not limited to): piling, chipping, scratching, staining and soiling. TENANT further agrees to protect the floors and other areas of the home from any water damage, for example from watering house plants or leaving windows open. TENANT shall be responsible for all damage to the carpets and tiles or other areas of the home caused by failure to exercise reasonable care in protecting the home from damage. Regular cleaning and vacuuming is requested, and immediate cleaning, treatment and removal of any spills is required. e. Kitchen and Bathroom Countertops. TENANT agrees to protect the countertops of the home from undue wear and tear, for example, by using the correct product for cleaning, not using abrasive sponges, not leaving any standing water or other liquids, for protecting the surfaces from sharp objects (using a cutting board), and hot surfaces (avoiding the placement of hot pots and pans on the countertops). f. Stainless Steel Sink/Appliances. TENANT agrees to protect the surface of the stainless steel appliances and sink (if applicable) from undue wear and tear, for example, by using the correct product for cleaning, and for protecting the surfaces from any and all abrasives. f. Dryer Vent must be cleaned after each use. 4. Utilities and Maintenance Services. a. TENANT may not install a window AC unit without LANDLORDS permission b. Repair of any damage caused by TENANT or TENANT'S guests shall be repaired at TENANT's sole expense. c. TENANT shall reasonably and regularly monitor the home for any problems that require repair and shall report the need for any such repairs to the LANDLORD immediately. 5. Violation of House Rules and/or Rental Agreement. a. If a violation with the House Rules and/or with the Rental Agreement you will receive a violation letter. b. If a tenant receives 3 violation letters during tenancy, they will be given a 45 day notice to vacate the property and their current rental agreement will be terminated.
