In some new developments people pay tens of thousands of dollars in "lot premiums" to have direct access to woods. I also have a massive solar system (20k), a new roof(8k), walk out basement (10k), deck, jetted tub, granite counter tops (5k), a woodstove with interior flue and double wall stainless steel chimney (5k, it is rare to find a properly installed woodstove which optimizes heat exchange), productive fruit trees (takes a decade to establish), etc. Appraisers/zillow may not recognize value that actual home buyers do recognize.
