Attempts will be made during the 1st 5 days to communicate with the tenant via their preferred method of communication, ( cell phone/emai), but if there are no responses by the tenant to the owner, then the tenant understand the owner will visit and will enter the house. The owner will advise the tenant of the date and time of his arrival in advance. If the rent that is past due, along with the $50/day late fee after 5 days,( $250) and it cannot be paid during the owners visit, then the tenant understands that they can be evicted from the property without further notice as of that day the owner visits. The tenant also understands that they can lose their full security deposit. The tenant understands that there are no "Squatter Rights" in the home and the owner will not allow the renter to stay in the house if they cannot pay the rent. The tenant accepts these and all terms and conditions upon signing the rental agreement between the owner of the house and the tenant. Everything agreed upon will be put in the rental agreement and signed by the owner and tenant.
