Owner will have the property managed and if there are repairs that are needed, the owner will cover the first $200 for each repair. If the repairs are deemed to be damage done by the tenant, then the tenant could be responsible for what is in excess of the $200 when the repairs start. Application fees will apply and will cover background checks to determine eligibility. If application is denied, then the owner will advise the applicant of denial reasons based on Previous Rental History, Credit History, Criminal History or failure to provide accurate or complete information on the application form. Any applications fees are not refundable. A lease terms will be for one calendar year unless agreed upon via the lease agreement. Ex: January 1st 2026 - December 31st, 2026. Renter will receive keys to the house upon signing the agreement bewteen the Renter and Owner. The Renter agrees that no locks will be changed during the 1 year rental period on the front or back doors, or the locks on the 1 car garage door. Renter will pay for electricity, water, and get their own internet and tv service. Renter can leverage the current contract for electricity via AP&G in Dallas and the water is paid directly through Bridgestone Mud. There is no smoking/Vaping inside house, but you can smoke outside in the backyard by pool. It's very relaxing outside under the patio, even during the summer. There are sun screens that protect the patio in the later hours and provide shade. The community is very quiet and safe. Numerous police officers live within the Villages of Senterra Lakes Community. Tenant will be protected under the State of Texas Law. However, should the rent be late more than 3 business days, then a $50/day late fee will be added to the current rent due. If the Tenant becomes 5 business days late with rent, then the tenant understand that this will trigger the owner to visit the house and the tenant understands that the owner can access the house. Attempts will be made during the 1st 5 days to communicate with the tenant via their preferred method of communication, ( cell phone/emai), but if there are no responses by the tenant to the owner, then the tenant understand the owner will visit and will enter the house. The owner will advise the tenant of the date and time of his arrival in advance. If the rent that is past due, along with the $50/day late fee after 5 days,( $250) and it cannot be paid during the owners visit, then the tenant understands that they can be evicted from the property without further notice as of that day the owner visits. The tenant also understands that they can lose their full security deposit. The tenant understands that there are no "Squatter Rights" in the home and the owner will not allow the renter to stay in the house if they cannot pay the rent. The tenant accepts these and all terms and conditions upon signing the rental agreement between the owner of the house and the tenant. Everything agreed upon will be put in the rental agreement and signed by the owner and tenant.
