Lease Terms for 4 Bed 2.5 Bath Property
1. Rental Property: The property located at 5927 S Challenger Way, St George, UT, 84790 consisting of four bedrooms and two and a half bathrooms.
2. Term of Lease: The term of the lease is 12 months.
3. Rent Payment: The monthly rent for the property shall be two thousand four hundred dollars ($2,400), payable on the 1st of each month. Renters are responsible for all utilities (electricity, water, gas, internet, etc.) associated with the property.
4. Late Fees: A late fee of $150 shall be charged if the rent is not received by the 3rd of each month and $5 for every day after that where the rent is not paid
5. Pet Policy: Pets are not allowed on the Property unless authorized by the landlord(s) in writing, except for small dogs and guide dogs for physically disabled persons. If the landlord approves the dog, the tenant must complete a pet registration form provided by the landlord and pay all applicable deposits and fees required. The applicable pet deposit is $250 for any approved small dog (under 20 pounds) and $100 for each additional animal over 10 pounds (no more than 20 pounds). If the tenant violates the pet restrictions of this lease, the tenant will pay the landlord a fee of $1,500 per lease term for each violation of the pet restrictions, as additional rent for any unauthorized pet. Each animal shall constitute a separate violation.
The landlord may remove or have removed any unauthorized pet and deliver it to appropriate local authorities or request local authorities to remove any unauthorized pet by providing written notice to the tenant. Landlord shall make their best efforts to provide 24-hour prior written notice.

Move-In Condition: Tenant has inspected and accepts the Property as is except for conditions materially affecting the safety or health of ordinary persons or unless expressly noted otherwise in this Lease. Landlord has made no express or implied warranties about the condition of the Property and no agreements have been made about future repairs unless specified in this Lease.
