If tenant desires, Landlord will leave the iron patio set with cushions for tenant's use. Tenant pays all utilities. No charge for trash or recycling. Tenant is responsible for yard maintenance and all snow and ice removal. One cat and one small dog or two cats or two small dogs are permitted with a non-refundable pet deposit of $200 for the first animal and $50 for the second. Monthly pet fee of $40 applies. Animals requiring heat lamps are not permitted. Each animal must be preapproved by Landlord and any subsequent animals must be preapproved by Landlord. There is no smoking in any part of the home or shed. One car may be parked in the driveway. On-street parking is available. Washer and dryer are included. Landlord will assist with finding reasonably priced replacements for washer and dryer as needed. First month's rent and security deposit are due at the time of lease execution.
