Any kind of minor or major fix shall be communicated to the Landlord for approval. Pets: Pets are Allowed on the property. If pets are allowed, the Tenant shall pay a pet deposit of $1000. To be refunded if there are no damages caused by the Pet. Subleasing: Subleasing or assigning the lease to another party is Allowed subject to approval from Landlord. Entry to Property: The Landlord shall provide reasonable notice of at least 24 hours before entering the property for repairs, inspections, or other legitimate reasons. Termination and Renewal: a. Termination Notice: Either party may terminate this lease agreement by providing 30 days written notice before the end of the lease term. b. Renewal: The Tenant may have the option to renew the lease for an additional term under mutually agreed-upon terms. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the City of Brentwood and Contra Costa County.
