Unverifiable income will not be considered. 3) Applicants must receive positive references from all previous landlords for the previous 5 years. 4) Applicant may not have any evictions or unpaid judgements from previous landlords. 5) Applicant must exhibit a responsible financial life; credit score must be a minimum of 650. 6) A comprehensive + assets/income background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. A $45 cash application fee per adult will be collected with applications to cover background check expense from tenantbackgroundsearch.com. 7) Applicants must be non-smokers. 8) Occupancy is limited to 2 people per bedroom. Weekly professional landscaping and trash pickup are included in the monthly rent. Tenant is responsible for all utilities (water, electric, gas, internet).
