The owners live upstairs at 579 Walavista. Backyard access is not included in the rental. In addition to the bedroom and bath, there is a comfortable 13' x 8' bonus room that provides copious storage. Amenities include maple plank floors over radiant heat with 3 separate thermostatically controlled heating zones, plenty of light and ventilation through large screened operable double-paned windows, solid wood multi-light frosted glass interior doors, secure mail slot, dimmable LED lights and programmable entry light. The open kitchen has quartz counters, a full-sized fridge and a gas range with double ovens, custom maple cabinetry including hidden double trash bins on sliders and adjustable shelving. The tub/shower has grab bars. There is secure access to the W/D in the upstairs laundry room, which is shared with the owners. Tenant will arrange for installation of internet service; owner will reimburse their reasonable installation costs. This is in one of the most desirable areas of Oakland. This unit is only 5 walkable blocks up from the Lakeshore shopping area. Walk to the Saturday Farmer's Market at Lake Merritt, Trader Joe's, the Grand Lake Theater and a plethora of eateries, services, and banks on Lakeshore Avenue. Drive to San Francisco in 20 minutes via nearby I-580. Take the AC Transit #29 bus to downtown Oakland from the stop across the street. AC Transbay buses stop at the corner of Lake Park and Lakeshore. Access the BART 12th Street, 19th Street or MacArthur stations via the #29, NL or the #57 buses, respectively, at the same stop. This unit is available now. Applications are considered on a "first come, first served" basis. Applicants can text the owner to schedule a viewing. Monthly rent of $2650 is due in advance, that is, on the first day of the month of occupancy. Late payment fees will apply. Deposit of $3000, first months' rent and any pro-rated rent (for tenancy beginning before the first of the month) is due upon lease signing. A lease of 1 year is required. Owner will provide water and garbage service. There is an EV charging outlet on the unit's electrical circuit. Tenant to provide all other utility services. Tenant may install their preferred internet service and owner will reimburse reasonable costs. Owner will solicit tenant's ideas for installing planters and plants to create a nook at the entrance to the unit. No smoking either inside or outside the unit. "Small dog" means 20 lbs or less; dogs and cats must be interviewed by owner to be accepted under the lease. Laundry use must be clean and tidy otherwise laundry usage will be suspended. Parking is on-street. There is generally abundant street parking on our block. Parking in the driveway can be arranged with the owner if tenant uses the EV charger provided with the unit. Application Process: o All residents 18 years of age or older must complete and sign an application. All applicants must meet all qualifications to be accepted. o Each applicant must submit a non-refundable credit check fee of $40. o Each applicant must submit a verifiable photocopy of a valid government-issued photo ID. o Credit: Each applicant must have a FICO score of no less than 700. o Residents may not be involved in any prior evictions. o Each applicant must have verifiable gross income of at least 2.5 times the monthly rent and/or total monthly payments must not exceed 50% of gross income. o All references will be checked.
