Renters pay all utilities, water, electrical, gas, internet, trash, recycling, and compost, etc.
Renters responsible for mowing the law, kill the weeds, clean the yard, snow and side walk. Take care of the inside of the house. Take care of the sprinkle system. Turn the sprinkle system on and off in the right way. Blow the the air of sprinkle in the winter. Tenant have to fixt the problem if the sprinkle system is damaged.
No pets, nor smoking. Change the filter every 3 months or when the filter gets dirty even less than three months.
Pay the rent on the first day of every months. If pay the rent 3 days later on the 4th of the month, tenant has to pay the later fee $50 each day. If tenants don't pay their rent up to the 15th of the month without submitting a wring notice with good reasons they will be evicted and the tenants are responsible to pay the rent every month until their lease end.
Take good care of all appliances and equipment: such as carpets, wall, windows, blinds, cabinets, etc. in the house, Tenants is responsible for repairing all damaged if they don't use them in the right way. We suggest tenants purchase the renter insurance to protect themself belongs.
Tenant submit a writing notice about their renting plan for next year to landlord one month in advance of the end of the lease . Tenants agree to cooperate with the landlord showing the property to new tenants in the last month of the lease.
Tenants agreed to professional clean the house inside and out side, steam clean the carpet, etc. and return the house in the good condition as good as they moved in.
