Monthly Rent Monthly rent is $2,100, payable on the 1st of each month. Rent must be paid on time via check, bank transfer, or any agreed-upon method. 3. Security Deposit A security deposit of $2,100 is required prior to move-in. The deposit will be refunded within 21 days after the lease ends and the property is vacated, minus any lawful deductions for damage or unpaid charges. 4. Utilities Tenant is responsible for electricity, gas, water, sewer, and trash services. All utility accounts must be established in the tenant's name. 5. Yard Maintenance Tenant is responsible for maintaining the front and back yards, including watering, mowing, and trimming bushes and trees. Grass must be kept green and healthy. Alternatively, the landlord may provide yard maintenance for an additional $120/month, billed separately. 6. Renter's Insurance Tenant must obtain and maintain renter's insurance throughout the lease term, including a minimum of $100,000 in liability coverage. The landlord must be listed as an additional insured party. 7. Pet Policy Small Dog One small dog (under 25 lbs) may be allowed upon landlord approval. Approved breeds include: Havanese, Maltese, Toy Poodle, Miniature Poodle, Bichon Frise, Shih Tzu, Yorkshire Terrier, Lhasa Apso, Cairn Terrier, Papillon, and Miniature Schnauzer. A monthly pet rent of $50 will be added to the rent. Tenant must complete pet screening, provide vaccination records, and adhere to all local ordinances. 8. Smoking Policy Smoking is strictly prohibited inside the property. Violations will result in lease termination and forfeiture of the security deposit. 9. Alterations No alterations, improvements, or modifications may be made to the property without prior written approval from the landlord. 10. Lease Termination Early termination requires a penalty equal to two months' rent, unless otherwise agreed in writing. A 30-day written notice is required to terminate a month-to-month agreement.
