we are a month to month lease we do background and credit check if credit is low, we do ask for 2-3 months proof of any income in the home if you have pets we are pet friendly with pet deposit. Tenant does have to pay all utilities and responsible for getting a garbage company for personal garbage. Owner is responsible for pay water only. House does have a built-in pool, but owners will not be responsible for any maintenance or repairs that the pool may need
