    3 of 4 rooms in the home are available for rent. I, the owner, will live on site in the primary bedroom, and oversee the property. About the room for rent: This listing is for Room 1 San Francisco Room ($1,500 monthly rent, 140 sq. ft. room) I also have 2 other rentals rooms in the home, separately or collectively available, which you can contact me directly about: Room 2 New York Room ($1,500 monthly rent, 140 sq. ft. room) (shares dual vanity sink hallway bathroom with Room 1 San Francisco Room) Room 3 - Cairo Room ($1,750 monthly rent, 198 sq. ft. room) (slightly larger + private en suite bathroom) (this room is accessible just off of the living room area) I will live onsite in the primary bedroom and oversee the property. About the Home: Ample street parking day and night. No permit needed. Street sweeping parking restriction from 12 p.m. - 2 p.m. Tuesdays and Wednesdays. 2,200 sq. ft. single story home on a 10,000 sq. ft. corner type lot. Built in 1955 Mid-century open concept design layout. Internal decor reflects mid-century motifs. Fans of TV shows like Mad Men and The Marvelous Mrs. Maisel will recognize furniture styles. The Encino Village area prior to 1955 used to be the RKO Studio's 'Encino Ranch.' The Frank Capra / James Stewart Christmas movie classic "It's A Wonderful Life" was filmed here. The set of Bedford Falls from "It's A Wonderful Life", including its all-American main street, is now the Encino Village neighborhood where my home is. Travertine tile on bathroom floors and showers. About The Rental Rooms: Premium bed mattress, luxury bedding, and a remote control adjustable bed frame. Each rental room has its own closet, and ceiling light/fan combination. Each rental room has its own view of and direct access to the backyard area. Smart Home Features: Each bedroom, bathroom and living area throughout the house has motion sensors that automatically trigger lights on and off after dark. No light switches needed after dark! During the day, you can use voice control to turn on any lights. Bedroom lighting stops being automatic at midnight or can be adjusted to any end time you prefer. Each bedroom and the kitchen is also equipped with a Google Nest speaker, which is voice activated. You can use voice control with any of the Google Nest speakers throughout the house to turn on and off lights. For instance "Hey Google, Turn On (or Off) Room 1 Lights" You can also use the Google Nest speaker in your own room to set a wake up alarm, or ask the weather, etc. "Hey Google, set an alarm for 7 a.m." You will want to do this on the Google Nest speaker in your own room to ensure the Google Nest speaker in your room triggers a wake up alarm in your room and not in another room. Electrical plugs in rental rooms have recently been updated for improved electrical fire safety with Arc-Fault Circuit Interrupter (AFCI) protection designed to detect and shut down potentially dangerous electrical arcs in home wiring. All rental bathrooms now have 4 or more plugs by each sink for additional convenience which are Ground Fault Circuit Interrupter (GFCI) protected designed to help prevent water related electrical shocks. House Rules Misrepresentation of self and/or relevant rental qualifications by prospective tenant on application or on lease is grounds for landlord to deny application and/or terminate lease immediately. Violation of house rules, as determined in the sole discretion of the property owner (hereafter referred to as "Landlord"), is a lease violation that, if not immediately corrected, can and will lead to lease termination / eviction of a tenant who is otherwise timely paying for a rental room. The house rules are meant to achieve the following for the contemplated shared living circumstance. 1) The quiet enjoyment and the peaceful enjoyment of the premises by Landlord and authorized lease holder tenants and Landlord approved tenant guests. 2) The preservation of the home and related property on the premises, as well as preservation of the quality of living in the home and on the premises. 3) Positive co-existence between and amongst Landlord, authorized lease holder tenants, Landlord approved tenant guests, and neighbors in the area. Furthermore, Landlord reserves the right to stipulate other ad hoc house operations, instructions, rules and concerns to authorized lease holder tenants, and Landlord approved tenant guests and their social gathering visitors, as circumstances or issues arise. The house rules are the following, organized by the 3 general themes outlined above. 1) Quiet enjoyment and the peaceful enjoyment of the Home and Premises Daily Quiet Time between 10 p.m. to 8 a.m. The home norm is no gatherings of guests or visitors, loud noises, conversations, amplified TV viewing, or music after 10 p.m. inside the home or on the premises. Occasional weekend / non work-day social gatherings that extend beyond 10 p.m. on the premises are possible, but must be approved at least a week in advance with the Landlord, and planned for with courteous enjoyment in mind. Always remember that your day off the next day may not be the case for someone else, be it others in the home or nearby neighbors. No speaker based phone calls, video calls (e.g. FaceTime), or conference calls (e.g. Zoom or Google Meet) should occur in shared common areas inside the home, or in outside areas of the home where such could carry into the common areas of the home and/or various bedrooms. In an open concept home with wood floors throughout, sound carries. Such can lead to disruption of use of common areas of the home by all present. Additionally, other people should have not to have to hear the details of your personal and/or or work calls. Use head phones / ear buds for any such conversations described above. In general, be mindful and courteous of your speaking level and call volume level as well when on such calls, be they in common areas, your own rental room, and/or elsewhere on the premises. 2) Preservation of the Quality of Living on the Premises o Luxury Beds The beds are comfort systems that require respect and care. These are the rules related to them. 1). Enjoy all of the luxury bed features! They are amazing! 2). If any of the 3 adjuster supports are deployed, do not jump and down on the areas where the adjuster supports are deployed. You can damage their structures if you do so. When adjuster supports are deployed, only enter or exit the bed on either side of the bed in the middle area where no adjuster supports are deployed, vs. on any of the deployed adjuster support areas. Likewise, do not engage in "vigorous physical activities" on your own or with another on the bed with the adjuster supports deployed. That can damage the adjuster supports as they are primarily designed for quiet calm enjoyment. 3). The head and foot area massagers in the bed shut off automatically after 15 minutes of use. You should not use the massagers more than once per 3 hours. You can wear out the 2 motors if you do so. Pretty much, just aim to use the massagers for one 15 minute session to help you lull off to sleep at night. 4). Do not leave the under bed lighting on overnight or for any extensive period time. It can wear out the under bed lights pre-maturely. 5). If you slept with the adjuster supports deployed overnight (which is fine to do), be sure to put the bed back into a FLAT position once you leave the bed. Leaving the adjuster supports deployed all day can strain them and damage the mattress over time. o Kitchen Everyone in the home must keep a tidy kitchen so all may use it efficiently and uninterruptedly. Dishes, pots, glasses and silverware must be cleaned and drying or in the dishwasher with 2 hours of meal or kitchen use completion. They should not pile up on the tables, counter, or in the kitchen sink. Kitchen counter, stove, microwave, kitchen equipment, and dining areas must all be cleaned and wiped down after each use if made dirty. o Showers and Bathroom The floors in the bathroom and the showers are made of Travertine tile. It is a stone that can stain easily, and certain stains are difficult or nearly impossible to get fully out of it. It has occurred before in the home. No metal should make contact with the travertine tile. It will rust in a wet environment like a bathroom shower. Use a portable plastic shower caddy for any containers with metal seams at their bottom, and remember to flip such containers over (e.g. shaving cans) onto their plastic cap lids when using them in the shower. No permanent shower caddy installations in the showers, as the metal springs and other parts in them will rust and drip onto the tiles in the shower. No metal items, such as a trash cans or toilet paper holders, should make contact with the tile on or near the shower or the main bathroom floor. Again, rust can occur. No hair dyeing should be done in the shower or nearby the bathroom floor. The hair dye will stain the Travertine tile. It has happened before. No soaps or shampoos or lotions that are dyed in bright colors should be used in the showers or nearby the bathroom floors (i.e. Irish Spring green dyed body wash). The product color dye will stain the Travertine tile. It has happened before. o Bathroom Ventilation During or very soon after shower use, ventilate the bathroom by fully or partially opening the bathroom windows for a bit. Remember to close the bathroom windows after the initial ventilation process Leave the bathroom doors open after showering to further ventilate the bathroom once you complete showering and leave the bathroom. o Shower Door Wipe Down After every shower, use the provided squeeqee tool hanging on the shower head, to remove water drops from the glass shower doors. Use a shower door spray every few days as well. Such are inexpensive and can be found at Target and other such stores. This above combination prevents soap, shampoo, and any hard water chemicals from building up on the shower doors, which can be difficult to remove. o Spills and Stains If you cause a spill or stain, DON'T PANIC! I have special cleaning equipment and chemicals for the couches and chairs. Do reach out to me immediately in the case of a spill or stain, and we can work through what equipment and chemical treatment is best used to remedy it. DON'T USE SOAP AND WATER, LAUNDRY DETERGENT, SALT, OR ANY OTHER HOMESPUN ALLEGED REMEDY, AND/OR SCRUB THE STAIN WITH A WATER SOAKED COLORED TOWEL. These will make the stain worse, push it down further into the fabric, and make it harder to get the stain out. Better as a first step to just soak up any excess liquid (from a liquid stain) using one of the white cloth towels located on top of the refrigerator on the top right side of it, and then get in touch with me immediately about next steps thereafter. Don't let the stain settle too long. Reach out to me ASAP. o Trash and Recycling Kitchen trash and recycling is located in the laundry room just off the kitchen area. Trash is the grey colored trash can. Recycling is the black colored trash can. Replacement trash bags for each are under the kitchen sink. Each tenant must empty their own personal trash from their bedrooms and/or bathrooms. Trash day is Thursday. Gardener puts out the trash cans for me as a courtesy on Wednesday afternoon. We are responsible for putting them back to the left side of the driveway. Each tenant should be mindful of taking out the kitchen trash and recycling to the main pickup trash and recycling receptacles as the in house receptacles fill up. o General Housekeeping Each tenant is responsible for keeping their bedroom and bathroom clean, tidy, and uncluttered. The hallway bathroom also serves as the visitor bathroom. Each tenant likewise must keep the shared common indoor and areas clean, tidy and uncluttered so that all may individually and collectively enjoy common areas alike. o No Room Modification Tenants are not allowed to make any room modifications without prior approval in writing by Landlord. Any such approval by Landlord will require tenant to outline a plan to restore room back to its original condition before any such approved room modification. 3) Positive Co-Existence o Tenants and/or their Landlord approved guests shall not engage in unlawful activities in the home or on the premises. o No smoking or vaping in home or on the premises Tenants and their Landlord approved guests shall not smoke or vape in the home or on the premises. o No Pets on Premises Tenant and/or visitors are not allowed to have pets on the premises at any time. o Energy and Water Conservation All tenants and/or visitors should maintain a mindset of water and energy conservation. A balance should be struck between functionality and comfort in the home and each person in it not being wasteful with water and energy usage which carries with it significant energy and water usage costs. The home has many smart home features meant, in concert with human mindfulness, to keep the home more efficiently green. o Pool and Hot Tub The pool and hot tub have numerous smart systems which are controllable remotely by Landlord. During warmer months, the pool and hot tub can receive a heating boost from a solar hydrothermic heating array system along the backyard wall, as well as a solar pool and hot tub cover. If a tenant and/or Landlord approved tenant guest wishes to use the pool or hot tub and seeks to top off the temperature of either the pool or the hot tub with the natural gas heating system of the pool and hot tub, arrangements must be made with Landlord by tenant and/or Landlord approved tenant guest to determine desired temperature and duration of usage. This is to ensure heating systems are activated and shut off properly in order to avoid damage to those systems as well to avoid any excess energy usage costs from the natural gas heating system. All such tenants and Landlord approved tenant guests using the pool and/or hot tub must be capable adult swimmers. No minors may use the pool at any time without an adult tenant or Landlord approved adult tenant guest, who must be a capable swimmer, watching over the minor the entire time the minor is in or nearby the pool or the hot tub. Any minor who is not a capable swimmer must be outfitted with a life preserver appropriate for the minor's weight and swimming skill level, which is to be provided by the supervising adult tenant or Landlord approved adult tenant guest, who must remain present with the minor the entire time the minor is in or nearby the pool or hot tub. o Parking There is ample street parking day and night in front of nearby the home. Weekly street sweeping is Tuesday and Wednesday 12 noon to 2 p.m. on opposing sides of the street those days. There is enough street parking to work around the above street sweeping times relatively painlessly. o Driveway At all times, parking in the driveway is reserved for Landlord's exclusive use. No tenant or other person, except for persons Landlord explicitly approves, are ever to park in the driveway. o Personal Projects If a tenant and/or a Landlord approved tenant guest, is undertaking a personal project (e.g. crafting, maintenance, fixes and repairs of a simple item), such a personal project is be completed and the area where the personal project has been undertaken, entirely cleaned up within 48 hours. Unfinished projects in shared areas create clutter that disrupts the household and premises usage for others. o No Automotive Maintenance or Repair on Premises Automotive maintenance and/or automotive repair by a tenant or a Landlord approved tenant guest is not permitted on the premises. o No Commercial Endeavors On Premises Tenants are to use the home primarily as a domicile and an occasional, limited duration, work-from-home workspace, assuming such is not interruptive to the home or its premises, as determined in Landlord's sole discretion. No primary or ancillary commercial businesses are to be operated in the home or on the premises by any tenant and/or any Landlord approved tenant guest (i.e. including, but not limited to, laundry service, catering service, internet crypto mining machine, auto repair service, swim lesson provider, film production location, yoga or exercise studio, human or animal care taking service, commercial event hosting) as such interrupts the shared home space for the home's occupants, impairs the home's functionality, and introduces liabilities the Landlord does not want and/or cannot have. o Tenant Guest Policy Tenant guests must be temporary, limited duration visitors to the home and not disrupt the quiet enjoyment of the premises by landlord and any other lease holding tenants. Only lease holding tenants in compliance with their lease terms may be domiciled on the premises, and such lease holding tenants are not authorized to sub-lease or offer extended residence or co-habitation to any third party without prior written approval from Landlord, which can be denied or revoked by Landlord at any time. All tenant guests must be pre-approved by Landlord in writing 48 hours in advance. Unless otherwise authorized by Landlord, any Landlord approved tenant guest who stays overnight must not exceed a 48 continuous hour stay, and any such overnight visitations, be they reach 48 continuous hours or a lesser continuous hour tally, are to be limited to once per calendar week, and a maximum of 4 times per calendar month per tenant. Additionally, any Landlord approved tenant guest who is a same day visitor only (and not an overnight visitor as well) must limit their visit time to a 6 hour maximum in any given day, and such day time visitations should not exceed a total of 24 hours of same day visitation per calendar month per tenant. Landlord approved tenant guest must adhere to all house rules that a tenant is subject to. Tenant is responsible for and liable for any damage, injury or loss caused by any Landlord approved tenant guest of that tenant. Landlord retains the right to require any Landlord approved tenant guest to leave the premises immediately if Landlord, in Landlord's sole discretion, finds such Landlord approved tenant guest(s) to be disruptive to Landlord's and/or other tenant's right to quiet enjoyment of the home and the premises. Same requirement to leave the premises applies to a Landlord approved tenant guest being disruptive, in Landlord's sole discretion, to a neighbor's right to quiet enjoyment of their home and premises. Landlord retains the right to revoke prior approval for a Landlord approved tenant guest at any time. o Social Gatherings If a tenant wishes to have a social gathering of 6 or more temporary visitors on the premises, such event must be pre-approved in writing by Landlord seven (7) days in advance. Tenant is responsible for and liable for all of the visitors in attendance at such a tenant requested event, including, but not limited to, all such visitors' adherence to all house rules tenant is subject to, and any damage, injury or loss such visitors cause. Tenant will also be responsible for cleanup and return of the home and the premises back to its regular state after such a Landlord approved tenant requested event. o Food Storage Food storage is reserved for tenants and Landlord only. Landlord approved tenant guests are not permitted to utilize any on premises food storage. Tenants should be mindful that food storage space is limited and shared. Each tenant must limit their food store quantities to remain within the limits of their allocated food storage space. o No Additional On Premises Storage Other than closet space in each tenant bedroom and bathroom, and the food storage space Landlord will allocate to each tenant, the home does not have additional storage space that can be used by any tenant or Landlord approved tenant guest. Renter's Insurance A tenant will have to carry their own renter's insurance if the tenant wishes to guard against loss of personal items on premises. If not, then tenant acknowledges and accepts that tenant is thereby choosing to self-insure against any loss of personal items on premises during their stay. Landlord's homeowner's insurance can not and will not be utilized in any way by Landlord for a tenant for any loss of a tenant's personal items on premises.

Leaving the adjuster supports deployed all day can strain them and damage the mattress over time. o Kitchen Everyone in the home must keep a tidy kitchen so all may use it efficiently and uninterruptedly. Dishes, pots, glasses and silverware must be cleaned and drying or in the dishwasher with 2 hours of meal or kitchen use completion. They should not pile up on the tables, counter, or in the kitchen sink. Kitchen counter, stove, microwave, kitchen equipment, and dining areas must all be cleaned and wiped down after each use if made dirty. o Showers and Bathroom The floors in the bathroom and the showers are made of Travertine tile. It is a stone that can stain easily, and certain stains are difficult or nearly impossible to get fully out of it. It has occurred before in the home. No metal should make contact with the travertine tile. It will rust in a wet environment like a bathroom shower. Use a portable plastic shower caddy for any containers with metal seams at their bottom, and remember to flip such containers over (e.g. shaving cans) onto their plastic cap lids when using them in the shower. No permanent shower caddy installations in the showers, as the metal springs and other parts in them will rust and drip onto the tiles in the shower. No metal items, such as a trash cans or toilet paper holders, should make contact with the tile on or near the shower or the main bathroom floor. Again, rust can occur. No hair dyeing should be done in the shower or nearby the bathroom floor. The hair dye will stain the Travertine tile. It has happened before. No soaps or shampoos or lotions that are dyed in bright colors should be used in the showers or nearby the bathroom floors (i.e. Irish Spring green dyed body wash). The product color dye will stain the Travertine tile. It has happened before. o Bathroom Ventilation During or very soon after shower use, ventilate the bathroom by fully or partially opening the bathroom windows for a bit. Remember to close the bathroom windows after the initial ventilation process Leave the bathroom doors open after showering to further ventilate the bathroom once you complete showering and leave the bathroom. o Shower Door Wipe Down After every shower, use the provided squeeqee tool hanging on the shower head, to remove water drops from the glass shower doors. Use a shower door spray every few days as well. Such are inexpensive and can be found at Target and other such stores. This above combination prevents soap, shampoo, and any hard water chemicals from building up on the shower doors, which can be difficult to remove. o Spills and Stains If you cause a spill or stain, DON'T PANIC! I have special cleaning equipment and chemicals for the couches and chairs. Do reach out to me immediately in the case of a spill or stain, and we can work through what equipment and chemical treatment is best used to remedy it. DON'T USE SOAP AND WATER, LAUNDRY DETERGENT, SALT, OR ANY OTHER HOMESPUN ALLEGED REMEDY, AND/OR SCRUB THE STAIN WITH A WATER SOAKED COLORED TOWEL. These will make the stain worse, push it down further into the fabric, and make it harder to get the stain out. Better as a first step to just soak up any excess liquid (from a liquid stain) using one of the white cloth towels located on top of the refrigerator on the top right side of it, and then get in touch with me immediately about next steps thereafter. Don't let the stain settle too long. Reach out to me ASAP. o Trash and Recycling Kitchen trash and recycling is located in the laundry room just off the kitchen area. Trash is the grey colored trash can. Recycling is the black colored trash can. Replacement trash bags for each are under the kitchen sink. Each tenant must empty their own personal trash from their bedrooms and/or bathrooms. Trash day is Thursday. Gardener puts out the trash cans for me as a courtesy on Wednesday afternoon. We are responsible for putting them back to the left side of the driveway. Each tenant should be mindful of taking out the kitchen trash and recycling to the main pickup trash and recycling receptacles as the in house receptacles fill up. o General Housekeeping Each tenant is responsible for keeping their bedroom and bathroom clean, tidy, and uncluttered. The hallway bathroom also serves as the visitor bathroom. Each tenant likewise must keep the shared common indoor and areas clean, tidy and uncluttered so that all may individually and collectively enjoy common areas alike. o No Room Modification Tenants are not allowed to make any room modifications without prior approval in writing by Landlord. Any such approval by Landlord will require tenant to outline a plan to restore room back to its original condition before any such approved room modification. 3) Positive Co-Existence o Tenants and/or their Landlord approved guests shall not engage in unlawful activities in the home or on the premises. o No smoking or vaping in home or on the premises Tenants and their Landlord approved guests shall not smoke or vape in the home or on the premises. o No Pets on Premises Tenant and/or visitors are not allowed to have pets on the premises at any time. o Energy and Water Conservation All tenants and/or visitors should maintain a mindset of water and energy conservation. A balance should be struck between functionality and comfort in the home and each person in it not being wasteful with water and energy usage which carries with it significant energy and water usage costs. The home has many smart home features meant, in concert with human mindfulness, to keep the home more efficiently green. o Pool and Hot Tub The pool and hot tub have numerous smart systems which are controllable remotely by Landlord. During warmer months, the pool and hot tub can receive a heating boost from a solar hydrothermic heating array system along the backyard wall, as well as a solar pool and hot tub cover. If a tenant and/or Landlord approved tenant guest wishes to use the pool or hot tub and seeks to top off the temperature of either the pool or the hot tub with the natural gas heating system of the pool and hot tub, arrangements must be made with Landlord by tenant and/or Landlord approved tenant guest to determine desired temperature and duration of usage. This is to ensure heating systems are activated and shut off properly in order to avoid damage to those systems as well to avoid any excess energy usage costs from the natural gas heating system. All such tenants and Landlord approved tenant guests using the pool and/or hot tub must be capable adult swimmers. No minors may use the pool at any time without an adult tenant or Landlord approved adult tenant guest, who must be a capable swimmer, watching over the minor the entire time the minor is in or nearby the pool or the hot tub. Any minor who is not a capable swimmer must be outfitted with a life preserver appropriate for the minor's weight and swimming skill level, which is to be provided by the supervising adult tenant or Landlord approved adult tenant guest, who must remain present with the minor the entire time the minor is in or nearby the pool or hot tub. o Parking There is ample street parking day and night in front of nearby the home. Weekly street sweeping is Tuesday and Wednesday 12 noon to 2 p.m. on opposing sides of the street those days. There is enough street parking to work around the above street sweeping times relatively painlessly. o Driveway At all times, parking in the driveway is reserved for Landlord's exclusive use. No tenant or other person, except for persons Landlord explicitly approves, are ever to park in the driveway. o Personal Projects If a tenant and/or a Landlord approved tenant guest, is undertaking a personal project (e.g. crafting, maintenance, fixes and repairs of a simple item), such a personal project is be completed and the area where the personal project has been undertaken, entirely cleaned up within 48 hours. Unfinished projects in shared areas create clutter that disrupts the household and premises usage for others. o No Automotive Maintenance or Repair on Premises Automotive maintenance and/or automotive repair by a tenant or a Landlord approved tenant guest is not permitted on the premises. o No Commercial Endeavors On Premises Tenants are to use the home primarily as a domicile and an occasional, limited duration, work-from-home workspace, assuming such is not interruptive to the home or its premises, as determined in Landlord's sole discretion. No primary or ancillary commercial businesses are to be operated in the home or on the premises by any tenant and/or any Landlord approved tenant guest (i.e. including, but not limited to, laundry service, catering service, internet crypto mining machine, auto repair service, swim lesson provider, film production location, yoga or exercise studio, human or animal care taking service, commercial event hosting) as such interrupts the shared home space for the home's occupants, impairs the home's functionality, and introduces liabilities the Landlord does not want and/or cannot have. o Tenant Guest Policy Tenant guests must be temporary, limited duration visitors to the home and not disrupt the quiet enjoyment of the premises by landlord and any other lease holding tenants. Only lease holding tenants in compliance with their lease terms may be domiciled on the premises, and such lease holding tenants are not authorized to sub-lease or offer extended residence or co-habitation to any third party without prior written approval from Landlord, which can be denied or revoked by Landlord at any time. All tenant guests must be pre-approved by Landlord in writing 48 hours in advance. Unless otherwise authorized by Landlord, any Landlord approved tenant guest who stays overnight must not exceed a 48 continuous hour stay, and any such overnight visitations, be they reach 48 continuous hours or a lesser continuous hour tally, are to be limited to once per calendar week, and a maximum of 4 times per calendar month per tenant. Additionally, any Landlord approved tenant guest who is a same day visitor only (and not an overnight visitor as well) must limit their visit time to a 6 hour maximum in any given day, and such day time visitations should not exceed a total of 24 hours of same day visitation per calendar month per tenant. Landlord approved tenant guest must adhere to all house rules that a tenant is subject to. Tenant is responsible for and liable for any damage, injury or loss caused by any Landlord approved tenant guest of that tenant. Landlord retains the right to require any Landlord approved tenant guest to leave the premises immediately if Landlord, in Landlord's sole discretion, finds such Landlord approved tenant guest(s) to be disruptive to Landlord's and/or other tenant's right to quiet enjoyment of the home and the premises. Same requirement to leave the premises applies to a Landlord approved tenant guest being disruptive, in Landlord's sole discretion, to a neighbor's right to quiet enjoyment of their home and premises. Landlord retains the right to revoke prior approval for a Landlord approved tenant guest at any time. o Social Gatherings If a tenant wishes to have a social gathering of 6 or more temporary visitors on the premises, such event must be pre-approved in writing by Landlord seven (7) days in advance. Tenant is responsible for and liable for all of the visitors in attendance at such a tenant requested event, including, but not limited to, all such visitors' adherence to all house rules tenant is subject to, and any damage, injury or loss such visitors cause. Tenant will also be responsible for cleanup and return of the home and the premises back to its regular state after such a Landlord approved tenant requested event. o Food Storage Food storage is reserved for tenants and Landlord only. Landlord approved tenant guests are not permitted to utilize any on premises food storage. Tenants should be mindful that food storage space is limited and shared. Each tenant must limit their food store quantities to remain within the limits of their allocated food storage space. o No Additional On Premises Storage Other than closet space in each tenant bedroom and bathroom, and the food storage space Landlord will allocate to each tenant, the home does not have additional storage space that can be used by any tenant or Landlord approved tenant guest. Renter's Insurance A tenant will have to carry their own renter's insurance if the tenant wishes to guard against loss of personal items on premises. If not, then tenant acknowledges and accepts that tenant is thereby choosing to self-insure against any loss of personal items on premises during their stay. Landlord's homeowner's insurance can not and will not be utilized in any way by Landlord for a tenant for any loss of a tenant's personal items on premises.
