Whether you're settling in long-term or starting a new chapter, this condo offers the space and comfort to truly feel like home. Terms and Conditions 1. Rent Amount: o $1,650 per month, the rent amount does not include electricity and internet. o Late Fees: Any rent payment not received by the 5th day of the month shall incur a late fee beginning on the 6th day of the month. The total late fee shall not exceed 5% of the unpaid rent balance. 2. Security Deposit: o A security deposit of one month's rent advance is required upon signing this agreement. The deposit will be returned within 45 days after the end of the tenancy. The Landlord shall pay simple interest on the security deposit at the rate required by Maryland Real Property Code 8-203 for deposits of $50 or more held for at least six months. o The security deposit also serves as less than 30 days lease cancellation. 3. Lease Term: o The rent is payable monthly on the 1st day of every month to either Thamitha or Larry Marca via Zelle or Venmo or CashApp. The lease term will be month to month, which is automatically renewed if not inform for moving out. o Either party may cancel the terms of this agreement upon thirty (30) day WRITTEN notice. The lease will automatically renew for one month unless either party provides written notice of termination at least 30 days before the end of the lease term, otherwise the security deposit is not refundable. 4. Occupancy Limits: o The property may be occupied by a maximum of 3 individuals. o Tenant(s) must notify the landlord in writing if additional occupants will be residing in the unit. 5. Maintenance and Repairs: o The tenant(s) is responsible for keeping the property in good condition. o Tenant(s) must promptly report any maintenance issues or repairs needed. Any damage would be the tenant's liability to maintain and restore the property condition. o Tenant(s) shall not make any alterations or modifications to the property without written consent from the landlord. 6. Pets: A small dog or a cat is allowed, tenant(s) must comply with all pet-related rules and regulations. 7. Termination: o Either party may terminate this agreement by providing written notice as specified in Section 3. o Upon the termination of this agreement for any cause, the tenant(s) must return the premises in the same condition as when this Agreement was entered into, except for normal wear and tear. o The tenant(s) agrees to surrender and deliver to the landlord the Premises and all furniture and decorations within the Premises in the same condition as they were at the beginning of the Term. Reasonable wear and tear are expected and shall not result in a deduction of the deposit. o Tenant(s) is not responsible for finding a replacement upon the termination of his/her tenancy 8. Utilities: Tenant(s) agrees to undertake payments for electricity during the term of tenancy accordingly to this Agreement. 9. Household Rules o Cleaning: Please keep the cleanliness of the original condition. Clean all areas after use. o Smoking: Smoking outside Use of common areas and balcony. o Alcohol/drug use: No drugs o Please continue using all provided hair strainers in the bathtub, bathroom sink, and kitchen sink. If a drain becomes clogged, the cost of clearing it may be the tenant's responsibility. o Attach supplement sheet for more details or additional categories. 10. Condition of the Premises and Maintenance o The tenant(s) acknowledge that the Premises are in good condition. The tenant(s) is responsible for the repair of any damage resulting from the act or neglect of renting or those persons who are invitees of the tenant(s). o The tenant(s) will be liable to the landlords for any damages occurring to the contents of the Premises or to the building which are done by the tenants or tenant's guests. 11. Privacy: As required by law, the landlord may enter the tenant's spaces only for the following reason: (a) in case of emergency; (b) to make necessary or agreed-upon repairs, decoration, or improvements, supply necessary or agreed-upon services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workers, or contractors; (c) when the tenant has abandoned or surrendered the premises; (d) pursuant to court order; or (e) When a lease cancellation is notified, tenants automatically receive a notice of intent to enter during the last 30 days or the final month of their stay. Landlords have the right to show the spaces to other potential tenants and may enter the premises during normal business hours, after business hours, or on weekends within the last 30 days of the lease period. Except in an emergency, the Landlord shall give the Tenant at least twenty-four (24) hours' written notice of intent to enter and shall enter only during normal business hours or at another mutually agreed time. 12. Liability: The landlord is not responsible or liable for any loss, claim, damage or expense because of any accident, injury or damage to any person or property occurring anywhere on the Premises, including but not limited to the tenants and invitees of tenant(s). 13. Rent increase: The landlord will not increase the rent more than the amount allowed by the Prince George's County Rent Stabilization Act, which is the lesser of CPI-U + 3%, or 6% total The landlords(owners) and the tenant(s) shall conduct a pre-move out inspection of the rental BEFORE the tenant moves out.
