Off-street parking in the garage for one vehicle is included in the rent. Additional parking in the garage is on a first-come, first-served basis. No surface parking. The building is on a bus route and is close to banks, convenience store, day cares, drugstores, restaurants, UB South campus, and more. Also close to the rail path conservation area. Building is safe and residents enjoy the protection of 24/7 camera security. Local zoning does allow some work-from-home options; please inquire. Building is actively maintained by the landlord along with a team of handymen, plumber, electrician, heating technician, etc. Landscaping is environmentally-friendly, with sedums, native coneflowers, pollinator-friendly plantings such as Salvia, Yarrow and Butterfly bush. Showings are by appointment and are usually held during the week. Let us know days/times you can view, when you contact us, and we will do our best to schedule showings accordingly. For open houses, please advise you will be attending, as we have to have names of attendees, as per our insurance policy. Contact the landlord by email or phone; if phoning, please note the phone is an office landline and does not accept texts. Rent includes water, trash, one garage parking space, and storage locker in the basement. Tenants pay their own gas heat and electricity. Each unit has a dedicated trash tote and tenants are required to put their tote out for collection each week. Under state and local codes, occupancy is a maximum of 3. There is no application fee. Along with the application form (Landlord uses their own form), the security deposit is required before approval can be given. First month's rent plus refundable pet deposit (if applicable) required on lease signing. Cat allowed; pet insurance may be required. Landlord is renting the apartment on an 'as is, where is' basis. Posted availability is for August 1, 2025 but Landlord can also look at a July 15, 2025 start. Lease is usually for one year.
