You'll have views of the neighborhood. There's a washer and dryer. A kitchenette is also provided. Share a driveway. Owner will not increase rent amount for a one year lease renewal for tenants in good standing (pays rent and other financial obligations on time, and generally shows courtesy and respect for the property and owner). Owner will provide an $500 bonus to tenants in good standing for every one year lease renewal. Tenants are responsible for maintaining proper function of smoke detectors and carbon monoxide detectors. A maximum of 2 adults may reside, as tenants, at this property. The maximum, total, number of tenants (includes adults and minors) that may reside at this property is three people. All adults (18 years old and older) must be approved, and sign the lease, if they are staying at the property. Any visitor staying more than nine days requires approval from the owner. A maximum of two cars, in total, may park at this property (street parking in front of the property). No boats, recreational vehicles or commercial vehicles (larger than a Toyota minivan) may be parked at this property. Vehicles may only be parked on legal street parking. Vehicles can never be parked on the front, side, or back, yards; or in front of any neighbor's home. Motorcycles, e-bikes, and other bikes, may be parked on the side yards and backyard, but not the front yard. Any gathering, at the property, of more than 8 people requires approval of the owner. Tenants may hang pictures, blinds, curtains, closet hooks, bathroom hooks, small shelves, television wall brackets, and other items that only require small nails and screws. A professional cleaning person will check the house during the 4th month, and 8th month, of the lease. The property should be maintained in a, generally, healthy condition as to not attract rodents, pests, and insects; and for generally accepted standards for healthy human habitation. If the cleaning professional recommends further cleaning, the tenant will have 14 days to clean the property to healthy human habitation standards. If the tenant does not do the cleaning recommended; the owner will instruct the cleaning professional to clean the property and the tenant will be responsible for the costs of cleaning the property to an acceptable level for healthy human habitation. Tenants are responsible for providing reasonable access to the property (inside and outside) for any professional required to do repairs or upgrades to appliances, structures and other property requirements and upgrades . Any additional cost, or damage, due to missed appointments and access denial of service "professionals" shall be the responsibility of the tenants. Professionals will coordinate time/day with the tenants. Government-issued photo ID (driver's license, state ID card, passport or military/veteran ID) is required prior to, or upon, signing the lease. A copy, or picture, of the front, and back, side of the ID is required. It may be texted to the owner (or representative) or emailed. All utilities (water, gas, trash, sewage, electricity, wifi and any other approved by owner) is the responsibility of the tenants for maintenance and payment. Owner is responsible as the property owner when the service providers, or entities, requires it. Owner should have access to all utilities accounts, usage and functions to properly maintain it for the property and tenants. Pest control is the responsibility of the tenant. For example; mice, rat, ants, flies, roaches and other pests that enter, or are near, the property. Tenants are responsible, on an annual basis, to pay the first $150 of any repair costs that are NOT normal wear and tear. Tenants are responsible for checking GFCI outlet, and fuse box, for minor issues with electricity not being on for a particular outlet, appliance or room. Tenants are responsible for clearing up minor plumbing issues around the property by removing hair and other debris blocking the drainage. The use of a rubber plunger is also recommended prior to contacting the owner. Tenants are responsible for replacing light bulbs and batteries in appliances, remote controls, rooms, ceiling fans, mirrors, and other areas and items on the property. Tenants are responsible for lubricating any sliding windows, doors, etc. to maintain a relatively easy movement for the window, door, etc. Tenants are responsible for any damage to the property beyond " normal wear and tear." Tenants should immediately: 1) notify owner before and after the repair 2) contact proper professional to repair the damage 3) repair the damage back to, at least, the level the property was prior to the damage 4) pay for the repair 5) tenant may offer to repair the damage themselves but only if the owner approves of their level of expertise. Proof of renter's insurance must be provided by Wednesday, 2 July, 2025. The $1,650 security deposit, from the previous year lease, will roll over into this lease. There is a $15 administrative fee, per month, to separate all the utilities to the appropriate units at this property. The current tenant already have all the keys and access device required.
