Pets are OK for an additional $200/month. RESTRICTIONS UPON USE OF THE PROPERTY Tenant covenants to and shall, at all times during the term of this Agreement: 1. Maintain the Property and all appliances in a clean, sanitary, and safe condition. 2. Properly use and operate all appliances, electrical, gas, and plumbing fixtures. 3. The Tenant shall not place in the Property or Premises plants, animals, or any other things that harbor insects, rodents, or other noxious pests. 4. Keep out of the Property and Premise materials that constitute a fire hazard or safety hazard and comply with reasonable requirements of the Owner's fire insurance policy. 5. The Tenant shall not destroy, deface, damage, impair, or remove any part of the Property, equipment, or appurtenances. 6. The Tenant shall not permit any person(s) in the Property to violate any of the Tenant's obligations under this section. Tenant shall not violate any law in the Property or the use of the Premises, nor permit waste or nuisance, nor interfere with any person's peaceful use of the Property. 7. The Tenant or any person present in the Property or anywhere on the premise with Tenant's permission or consent shall perform any act injurious to the Property or the Premise, nor which may increase the rate of insurance on the Property. 8. Tenant agrees to keep the Property in good order and condition and replace any portion of the Property damaged by Tenant or Tenant's guests. 9. The Tenant shall not engage in any activity with the Property for which a Business License, Home Occupation Permit, or another Business permit must be obtained from any government agency without written request and approval from the landlord. NON-CURABLE BREACH OF AGREEMENT Each of the following, by way of illustration and not limitation, shall be deemed to constitute a non-curable breach of this Agreement: 1. A police raid of the Property. 2. The arrest of Tenant for possession, sale, or storage of any narcotic, controlled substance, chemical, or herbal contraband in or about the Property. 3. Failure to permit the Owner's entry of the Property following receipt by the Tenant of a (24) hour written notice of the Owner's intent to enter the Property. 4. Failure to cooperate with the Owner or any pest control fumigator or exterminator following receipt by Tenant of notice that such service will be performed in or about the Property. 5. Defaults by Tenant causing Owner to serve more than two notices to pay or quit, or perform or quit, in any twelve (12) month period, whether or not Tenant subsequently cures such defaults. 6. A misrepresentation on Tenant's Rental application. 7. The Tenant, resident, guest, invitee, or visitor shall not smoke Marijuana or other tobacco cigarettes, cigars, electronic cigarette, or any similar product whose use generates smoke or vapors within the building and the Property. 8. The Tenant shall not consume, grow, store, or distribute any Marijuana, Cannabis, or similar plant on the Property.
