Duration: This is a year-long lease agreement, commencing on the day the lease is signed and ending a year later. 2. Utilities: Tenant is responsible for all utilities, including water, gas, and electric. Tenant must engage with utility companies to transfer services under their name within 5 business days of lease commencement. 3. Smoking Policy: No smoking is permitted anywhere on the premises, including indoor and outdoor areas. 4. Pet Policy: Small dogs are allowed, subject to landlord approval. A pet deposit of $50 is required. Tenant is responsible for any damage caused by pets. 5. Parking: The automatic garage has space for two sedan-type vehicles. 6. Maintenance and Repairs: a. Tenant is responsible for routine maintenance and minor repairs. b. Tenant must promptly report any maintenance issues to the landlord. c. Landlord is responsible for major repairs and maintenance of building systems. d. Tenant is liable for any damages caused by negligence or misuse. 7. Security Deposit: A security deposit equal to one month's rent is required upon lease signing. This deposit will be held in accordance with Virginia State law and returned within 5 business days of lease termination, less any deductions for damages or unpaid rent. 8. Renter's Insurance: Tenants are strongly encouraged to purchase renter's insurance to protect their personal property and liability. 9. Alterations: Tenant may not make any alterations, additions, or improvements to the property without prior written consent from the landlord. 10. Occupancy: The property is to be occupied only by those listed on the lease agreement. Guests staying longer than 3 consecutive days require landlord approval. 11. Noise and Disturbances: Tenant agrees to respect neighbors and maintain reasonable noise levels, especially between 9 PM and 9 AM. 10. Right of Entry: Landlord reserves the right to enter the property with reasonable notice for inspections, repairs, or to show the property to prospective tenants or buyers. 11. Subletting: Subletting is not permitted without prior written consent from the landlord. 12. Lease Renewal: Tenant must provide written notice of intent to renew or vacate at least 30 days before lease expiration. 13. Move-Out Condition: Tenant agrees to return the property in the same condition as received, minus normal wear and tear, and to follow the move-out cleaning checklist provided by the landlord.
