1. Term of Lease
This lease is for a term of one (1) year, unless terminated earlier in accordance with this Agreement.
2. Rent
The total rent due for the lease term is $2,395 per month. Tenant(s) agree to pay rent in full, without deduction or setoff, on or before the 1st day of each month. Payment should be made to the Landlord via Zelle or CashApp. Failure to pay rent on or before the due date will result in a late fee of $25 per day until the full amount (including late fees) is paid. If rent is late for 2 months total, the lease may be terminated at the Landlord's discretion.
3. Security Deposit
Tenant(s) shall pay a $2,995 security deposit to the Landlord prior to move-in. This deposit covers damage to the property or unpaid rent. It is refundable upon move-out, subject to deductions for damage, cleaning, or unpaid balances. Tenant(s) agree to return the property in the same condition it was given, excluding normal wear and tear. Damages will be billed for both material and labor.
4. Maintenance and Repairs
Tenant(s) agree to maintain the premises in good condition and keep the property clean and sanitary. Any damage or repairs must be reported promptly. Tenant(s) are responsible for repairs due to misuse or negligence. Ordinary wear and tear is excluded.
5. Utilities
Tenant(s) are responsible for all utilities, including but not limited to water, electricity, gas, and internet. The Landlord is not liable for disruptions due to non-payment or third-party issues.
Property is for residential use only.
No illegal activities allowed.
No guests may occupy the property for more than 1 week without written consent.
No smoking inside the property.
Parking is allowed only on paved/driveway areas.
Tenant is renting of the property. The Landlord retains of the lot on the west side.
Tenant must follow all local laws and ordinances.
7. Alterations
No alterations or improvements may be made without prior written approval from the Landlord. Any approved alterations become property of the Landlord.
8. Insurance
Tenant acknowledges their personal property is not covered by the Landlord's insurance. The Tenant assumes all liability for loss or damage to their belongings.
9. Attorney Fees
If legal action arises from this lease, the losing party agrees to pay the prevailing party's attorney fees.
10. Entry by Landlord
Landlord may enter the premises with 24-hour notice for inspections, repairs, or showings. No notice is required in emergencies.
11. Termination
Violation of lease terms may lead to early termination. Upon termination, the property must be returned in its original condition minus normal wear and tear.
12. Default and Remedies
Non-compliance, including non-payment, may lead to lease termination and legal action for possession, damages, or unpaid rent.
13. Governing Law
This lease is governed by the laws of the State of Florida.
14. Additional Information
Tenant must send proof (photo) of AC filter replacement every 2 months.
Landlord may install security cameras at the front and north side of the property.
Tenant is responsible for outdoor upkeep, including lawn, plants, driveway, and exterior walls.
