The renter is responsible for shoveling their own stairs if they have to go to work before owner has had time to shovel the stairs in the morning. A shovel will be provided to the tenant. Otherwise, the owner is responsible for shoveling and lawn mowing. Parking is Street Parking. It is expected that common sense noise concerns will be respected. The stairs to the basement are in a shared hallway, therefore it is expected that both tenant and owner will be quiet in the hallway. Loud music can be heard in the neighboring apartment, and so volumes need to be reasonable, and if a request to moderate volume is made by owner or tenant, the expectation is that the request will be respected and responded to appropriately. Small dogs up to 35 lbs are allowed only after discussion with the owner. Any painting in the apartment must be discussed and approved by the owner. Lease duration is for one year unless a longer lease is requested by the tenant. Lease can be terminated after giving a 60 day written notice. If tenant wishes to let the lease lapse, a 60 day written notice is also required. The Security Deposit is due when the lease is signed. Rent is due on the 15th of the month. The renter can pay by check, or by PayPal. A walk through will occur when the tenant moves in, and before tenant moves out to review what owner might need to repair for tenant, and to check on any damage at move out. If repairs need to be made due to renter's behaviors, they will be made, and a copy of the invoice and the remainder of the security deposit will be returned to the tenant once repairs are made. If no repairs are needed, a check will be given to the tenant after the walkthrough. The owner expects to be notified of any problems in the apartment so that she can keep the apartment in good repair. The owner will provide "Home Service Plus" from Center Point Energy for the tenant at no additional charge.
