It is up to the Landlord to decide whether it is wear and tear, or tenant caused. If the work is tenant caused, the tenant is responsible to fix within 3-5 business days, with their own funds. If it is maintenance of the home, the landlord is required to start the maintenance and repairs within 24-48 hours so the tenant can maintain in the home. The Landlord will provide a hotel within reasonable cost for tenants should any home repairs cause the tenants to be unable to reside in the home for less than 10 calendar days.
