MUST BE RELOCATED Pristine 16' x 80' 3 Bedroom 2 Full Bath 2016 Friendship Home. Features central air furnished with washer / dryer, refrigerator, dishwasher, electric stove, microwave, cement board skirting and huge deck. Lat: 42.728200 Long: -97.471600 Purchased this home in 2016 from Centennial Homes in Sioux Falls, SD when my folks had a house fire and they needed a place to stay. They are in their new home so this is no longer needed. It has been a blessing and a wonderful home for them while they patiently waited. I grouped photos by room and have also attached the floor plan blueprint to give you a better visual. Some of this home's detailed specs..... Frame System 12" Solid steel I beams Welded cross members for additional strength every 4 feet Painted with rust inhibitors Doubled up frame in the axle area Multi leaf spring system reduces road shock Removable hitch-recessed frame so can sit it on perimeter frame Outriggers These are welded solid steel every 4 feet and they run the full width to within a few inches of the end of the walls. The bottom seal is a fiber woven poly for strength and waterproofing. It is wrapped up onto the sides of the floor joist, then fastened. Floor Cavity Carries 2 x 8's 16" on center. The "in-floor" crossovers enable protected air flow between section. Colored "Tuff Pex" water lines and electrical wires are run above the insulation and vapor barrier. HVAC insulated fiberglass heat ducts and Blanket Owens Corning Insulation. Floor Decking 5/8" OSB subfloor tongue and groove. Friendship Homes doubles each joist where the floor seams come together giving more surface to attach the decking and applying adhesive. This makes the seam the strongest part of the floor - which is the weakest in most homes. Screwed and glued along with ring shank nails. 3/8" x 9" carriage bolts hold the floor to the frame. Exterior and Interior Walls 2 x 6 Sidewalls 16" on center. All side and end walls are built in one piece construction then placed on home and are lag screwed and metal strapped to the floor as well as cross banded. All interior walls are screwed to the floor and roof truss, not nailed. Interior load barring walls are 2 x 4. Outside walls are first covered with 7/16" OSB then a "Titan Flex Wrap"- An air infiltration wrap covering the entire home which prevents air and water from entering the home and makes the home draft free. Double headers above windows and doors. Metal electrical protection strips protect wiring in side walls from nails or screws from exterior siding. Roof /Ceiling Energy heel truss rafter provide full insulation over the exterior wall which eliminates condensation or moisture forming above the outside walls. Ledge-board reinforcing connection of roof trusses. Triple sealed roof edge to prevent water penetration at eaves. It will support up to 4-1/2 feet of snow on the roof. Applegate insulation is blown into the rafter cavity for maximum effectiveness heat loss/ transfer protection. It carries 5 hangers for 5 axles which are not included. Buyer is responsible for the relocation.
